Global Real Estate and Agricultural Finance maintain a portfolio invested in real estate equities as well as commercial real estate and agricultural mortgages.  Real Estate sources and manages commercial real estate investments through seven regional field offices in the U.S. and International field offices in London, Tokyo, Mexico City and Santiago.  Based in the Washington DC Regional Office, the Real Estate Associate for ESG will support the Head of Environmental, Social and Governance in the development and management of ESG programs for real estate equity and debt investments in the US and internationally. Our program currently involves signatory to DOE’s Better Building’s Challenge; Energy Star Partner of the Year: Sustained Excellence; MetZero program to achieve carbon neutral operations and other achievements.

 

Key Responsibilities:  

  • Coordinate with equity, debt and agricultural finance teams on a wide range of ESG/sustainability initiatives.   Equity team includes Asset Management and Acquisitions support. Debt and agriculture teams include loan originators and managers.
  • Assist with benchmarking and researching industry leading practices regarding energy, carbon, ESG initiatives, waste, etc.
  • Assist with annual disclosures such as GRESB (Global Real Estate Sustainability Benchmark); PRI (Principles of Responsible Investing); EPA, DOE and others.
  • Partner with internal and external stakeholders to ensure that MIM’s ESG and carbon goals are tracked, relevant and industry leading; Assist with regular reporting requirements; Coordinate with corporate sustainability team as well as government relations and other internal stakeholders.
  • Partner with Risk and Research team on ESG-related research, provide analytical insights, and drafting of white papers for publication.
  • Interface with property teams, business teams, legal team, and third-party consultants to coordinate a wide range of ESG/sustainability related tasks; Assist in ESG/sustainability training of equity, debt and agricultural staff.
  • Support the preparation of memoranda discussing physical, environmental and transition risk for new real estate deals and participate in discussions with business partners and investment committees.
  • Partner with internal team of Regional Architects on oversight of physical and environmental due diligence on equity and mortgage transactions, capital projects and new development projects. Assist with the research and analysis, as well as the procurement and management of SaaS based solutions as well as third-party consultant services. Assist with onboarding of data and documents into Equity Management System and other software systems.
  • Perform internal and external ad hoc reporting and data tracking using MetLife’s proprietary software systems and external third-party systems to help quantifying various environmental KPIs.

 

Essential Business Experience and Technical Skills:

Required:

  • Approximately 4 to 7 years’ experience.
  • Team player with desire to work with both internal professionals and external consultants on all ESG related aspects of real estate investing.
  • Emphasis on communication skills and ability to handle multiple assignments. Strong organizational and time management skills are required.
  • Strong literacy in Excel, Word, and PowerPoint based sites, as well as ability to learn proprietary internally designed software and third-party and cloud-based systems such as PowerBI

 

Preferred:

  • Bachelor’s degree in real estate, environmental studies, sustainability, or related field. Knowledge of emerging trends in ESG including, carbon accounting, energy and water consumption reductions, climate risk, and green building certifications is desired.
  • Preference given to candidates with Industry designations such as LEED Green Associate or Fitwel Ambassador.
  • Preference given to candidates who have relevant experience with understanding of commercial real estate and ESG issues, certifications, frameworks and reporting platforms.
