JOB SUMMARY

The Asset Manager will oversee a portfolio of mid to large class A industrial properties totaling 15 million sf.  The properties are located in major industrial markets across the US.  The position requires an experienced industrial asset manager with a proven track record of leasing, operations and value maximization for industrial assets.  Industry expertise and strong tenant and broker relationships are a must.

 
 

ESSENTIAL DUTIES AND RESPONSIBILITIES

Responsible for all aspects of asset management for a class A portfolio of Industrial properties owned by multiple investment vehicles including core fund, value add fund and separate accounts.  Annual performance goals include but are not limited to achievement of budgeted NOI, achieving net and gross leasing targets, assisting new building acquisitions and disposition of assets.
 

Work with Acquisition Directors to vet new acquisition opportunities including providing market and product intelligence, market leasing assumptions and due diligence support.  Uses network to support deal sourcing activities.

 

Creates and manages portfolio and individual property strategies.

 

Oversees annual budget and quarterly valuation processes with analyst support. 

 

Oversees local 3rd party property managers and leasing agents.

 

Assumes an active role in completing new leases and retaining and renewing existing tenants.  Expert knowledge of industrial lease negotiations and lease conventions a must.

 

Oversees monthly, quarterly and annual reporting.

 

Identifies and implements best practices across the portfolio to improve leasing performance, occupancy level, expense control and a high level of tenant service.

 

Sector Specialist will provide assistance to but not directly supervise Asset Managers 1 and 2.

 

Provides input and presentations if necessary for key decision processes and hold/sell analysis. May have direct contact with separate account clients or investors.

 

 Coordinates with Portfolio and Fund Managers if necessary to ensure that correct strategy is   implemented by asset management team.

 
 Performs other duties as assigned.
 
 SUPERVISORY RESPONSIBILITIES

No formal supervisory responsibilities in this position. Provides assistance and oversight such as guidance, and/or training to co-workers. Leads project teams and/or plan, and supervise assignments of lower level employees.

EDUCATION and EXPERIENCE

Bachelor s degree required.  Post graduate degree (MBA) a plus.  Minimum 7 years of Industrial Asset Management experience.

 
 

PRODUCT AND LEASING EXPERTISE

Expertise and proven track record managing and leasing a portfolio of Industrial Assets is a must.

 
 

COMMUNICATION SKILLS

Ability to comprehend, analyze, and interpret complex business documents. Ability to write reports using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.

 
 

FINANCIAL KNOWLEDGE

Requires in-depth knowledge of financial asset and portfolio terms and principles. Reviews complex financial/business analysis and reports prepared by subordinates. Ability to analyze the most complex business/financial data and develop innovative solutions. Develops and implements financial policies and procedures.

 
 

REASONING ABILITY

Ability to pro-actively solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic key asset/portfolio/management solutions. Draws upon the analysis of others and makes recommendations that have a direct impact on the client.


OTHER SKILLS and/or ABILITIES

Advanced computer software application (Microsoft Excel, Word, PowerPoint, Outlook, etc.) and Internet navigational skills. Strong interpersonal and organizational skills with ability to manage multiple projects and type of clients simultaneously.

 
 

SCOPE OF RESPONSIBILITY

Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve general results. Responsible for setting department deadlines. Errors in judgment may cause significant impact to client, co-workers, supervisor, department and/or line of business.
