Building Maintenance Engineer

Job Description

Work Days: Mon -Fri
Work Hours: 8am – 4pm

Essential Duties and Responsibilities:

  • Performs manual activities in the execution of repair and maintenance tasks and service requests
  • Maintains mechanical, security, plumbing, fire, sprinkler, roofing, electrical, HVAC, and other building systems
  • Enforces quality control standards
  • Fills service requests, submitted by Tenants, as directed by Tenant Services Coordinator and/or Property Manager
  • Carries out minor installation works
  • Maintains personal tools and equipment and assists with the maintenance of the inventory of tools and equipment
  • Reports all unsafe instances in Tenant space and equipment, which cannot be rectified by yourself to the Property Manger
  • Assembles and repairs furniture
  • Performs minor door hardware repairs
  • Performs minor emergency repairs/adjustments to mechanical equipment, such as, replacing broken pipes, cleaning plugged drains, and replacing faucets, washers, and gaskets
  • Inspects, adjusts, repairs, installs, services, and maintains electrical systems for light and power circuits, motors, appliances, generators, transformers, controls, heaters, and air conditioning
  • Checks for minor electrical problems
  • Records and reports all maintenance defects
  • Quantifies any materials required and notifies Property Manager for ordering purposes
  • Finds faults and rectifies services, installations, equipment, and control systems
  • Reports shortages of consumables to the Property Manager
  • Assembles, tests, and installs lighting fixtures
  • Uses various testing devices to locate trouble and makes necessary adjustments
  • Installs switches, gauges, thermostats, valves, tubing, and other parts as needed
  • Updates equipment and maintenance logs
  • Maintains locks and door hardware equipment

Other Duties and Responsibilities:

  • Maintains and submits a daily personal timesheet and submits it to the Property Manager on the dates required
  • Receives training in order to achieve the objective of developing an understanding of skill required for the position
  • Makes recommendations to Property Manager for department and property changes and/or enhancements
  • Assumes additional duties/projects as assigned and/or required

  • Desire to support Property Management’s standards, which encourage a clean, orderly, and safe environment
  • Ability to drive a company vehicle
  • Ability to read, understand, and use complex blueprints, schematics and equipment manuals
  • Knowledge of the principles governing the safe operation and maintenance of building mechanical, life safety and locking systems
  • Knowledge of boiler systems and heating, lighting, ventilating, air conditioning, electrical, and other mechanical equipment, and the methods, tools, materials, and equipment used in the operation, maintenance and repair of such equipment
  • Ability to solve building mechanical systems problems on own initiative
  • Knowledge of applicable laws regulating the safe operating practices for building mechanical systems including building codes, constructions standards, environmental agency requirements, and life safety standards

  • Ability to lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds
  • Ability to regularly reach with hands and arms; stand, walk, use hands and fingers to grasp, feel, or operate objects, tools and controls
  • Ability to frequently sit, drive, climb or balance, push or pull, stoop, kneel, crouch, twist, or crawl to perform assigned duties
  • Ability to perform physical labor such as moving furniture and equipment, lifting, climbing ladders, etc.
  • Ability to follow instructions concerning various chemicals.
  • Ability to understand and follow verbal or simple written instructions
  • Ability to do strenuous work
  • Ability to drive a company vehicle

Education and Experience:

  • High school diploma or equivalent
  • 5-7 years of relevant engineering experience, preferably for a Property Management company
  • Evaluative knowledge of mechanical, security, plumbing, fire, sprinkler, roofing, electrical, HVAC, and other building systems
  • Valid Illinois Driver’s License
