Description


The Designer oversees the design and implementation of interior and exterior design plans (including signage) for assets within the Olympus portfolio. In concert with the Olympus Company Values, this individual will build a rapport with our operations teams and create design plans that will marry appropriate design elements with functionality so as to provide maximum value for our residents, investors and employees. This is an exempt, salaried position, requiring significant discretion and independent judgment in the performance of job duties.

Essential Functions:

  • Develops design solutions for Olympus assets, working in concert with the National Director of Construction and other internal stakeholders.
  • Conducts on-site observations and collaborates with on-site Business Manager(s) and Regional Managers to gain insights into functional challenges at the asset.
  • Creates design plans and vision boards for presentation to site teams; gains buy-in and communicates frequently on project timing/planning so as to minimize confusion and/or frustration among teams, vendors, construction crews and residents.
  • Selects and purchases furniture, materials, décor and finishes per design plan while staying at or below budget.
  • Communicates any changes in design plans to the CFO, Asset Manager and Director of Construction prior to executing changes to ensure operational requirements and budgets are met.
  • Develops reports as needed.
  • Performs other duties as assigned.

Skills/Education:

  • Education: Bachelor’s degree in Interior Design, Architecture or related discipline preferred.
  • Five + years’ relevant interior design experience required. NCIDQ Certification preferred.
  • Proficient in the use of AutoCAD or other design software.
  • In-depth knowledge of furniture systems and finishes.
  • Demonstrated understanding of basic principles of space planning.
  • Demonstrated ability to develop and present design concepts.
  • Strong analytical, problem solving and decision-making skills.
  • Project management skills including organizing, multitasking, and budget reconciliation.
  • Technology skills including computer software, Excel, PowerPoint, Word, and Internet research.
  • Excellent written and verbal communication skills, including ability to communicate and interact with personnel at all levels throughout the organization; have good interpersonal skills; team management skills including participation, engages on difficult issues, and effectively influences non-direct reports.
  • Ability to travel 30-50% annually.
  • Able to meet changing priorities and deadlines.
  • Able to balance multiple tasks simultaneously, including project administration, monitoring, and execution; possess good organizational skills

Physical Job Requirements:

  • Required to maintain a regular schedule which may require working outside business hours, weekends and non-traditional holidays.
  • Ability to lift, push and pull up to 25 pounds.
  • Hearing and visual ability to observe and detect signs of emergency required.
  • Must be able to sit, stand, reach, bend and stoop for extended periods of time.
  • Talking and expressing or exchanging ideas by means of the spoken word. Those activities in which they must convey detailed or important spoken instructions to other workers accurately, loudly, or quickly.
  • Perceiving the nature of sounds at normal speaking levels with or without correction.
  • Ability to receive detailed information through oral communication, and to make the discriminations in sound.
  • Visual requirements including color, depth perception, and field vision.
  • Ability to compare, copy, coordinate, synthesize, negotiate, communicate, and instruct.
  • Ability to tolerate stressful situations.
  • Ability to work under minimal to moderate supervision.
