POSITION SUMMARY:

The Senior Director of Operations and Maintenance designs and implements facility maintenance management programs balancing client priorities in the areas of cost, business and operational risk. Provides senior technical and operational direction for the development of policies and procedures. Directs management of all mechanical and engineering staff and systems, maintaining continuity throughout to ensure quality control for all properties. Directs and oversees the organization's operational policies, planning, and organization of client account portfolios and client satisfaction for region or large and/or complex major client account. Coordinating with field management staff, other client support groups and senior business leaders, the individual evaluates current and proposed systems and procedures, implementing changes as needed to ensure consistent delivery of high-quality services to CBRE employees and clients. Acts as a liaison between the client account SPOC, local LMA/PM leadership, client accounting to ensure consistent, high quality service delivery.

DUTIES & RESPONSIBILITIES:

Manages account programs aimed to ensure safety and compliance with national, state and local codes and regulations. Examples include fire and life safety, environmental, or industry/client specific third-party compliance standards such as JCAHO, ISO 14001, cGMP, etc.

Serves as or partners with primary point of contact with client accounts and ensures high client satisfaction.

Provides recommendations for tactical and strategic planning.

Develops operational service delivery solutions to include documented playbooks, account operations plan, etc. Monitors effectiveness of maintenance efforts for facilities as assigned, ensuring work is completed in accordance with account KPI s (Key Performance Indicators).

Reviews client's strategic plans and determines appropriate staffing levels to meet expectations.

Responsible for development and training to all field and management staff in areas of operational and technical requirements on a client account which includes service performance, technology, safety and compliance, cost savings initiatives, and regulatory requirements.

Manages negotiations for contract services.

Develops and executes processes and procedures to support the contract execution process and participates in the development of requirements for contracts support systems.

Evaluates outsource provider "hard services" contracts to ensure best pricing and service level performance. Coordinates RFP process through client and sourcing groups.

Reviews various facilities management reports. Meets with client management team and appropriate departments to discuss, resolve and discrepancies.

Continuously evaluates current standards and practices. Identifies improvement opportunities, working with other support and business teams to refine and implement best practices.

Ensures the delivery of accuracy, timely, and complete reports. Performs regular inspections of properties.

Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Effectively recommends same for direct reports to next level management for review and approval. Monitors appropriate staffing levels and reports on utilization and deployment of human resources. Leads and supports staff in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention. Leads by example and models behaviors that are consistent with the company's values.

SKILLS & QUALIFICATIONS:

Knowledge, Skills & Abilities:

Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.

Requires in-depth knowledge of financial terms and principles. Reviews complex financial/business analysis and reports prepared by subordinates. Ability to analyze the most complex business/financial data and develop innovative solutions. Develops and implements financial policies and procedures. Approves and oversees department budget.

Highly proficient in the Pricing Model. Able to guide others, evaluate profitability or business viability to make best decisions around existing and new business opportunities.

Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.

EDUCATION & EXPERIENCE:

Bachelor's degree (BA/BS) from four-year college or university and a minimum of ten years of related experience and/or training. Master's degree (MA/MS) preferred.

Intermediate skills with Microsoft Office Suite, Outlook, and intranet/internet. Ability to use work order system. Working knowledge of asset management, property management, leasing, disposition, and construction.

Safety:

Responsible for personal safety and the safety of those who are affected by your work. This includes but is not limited to:

Complete all required and assigned HSE training at a satisfactory level,

Follow all activity policies and procedures, including all HSE-related requirements at all times,

Participate in all HSE-related programs & activities as required, including incident investigations, interviews, auditing and assessment, etc.

Report any conditions which you feel could result in an accident or injury and / or stop work if required.

As a Manager: While adhering to all HSE requirements established for CBRE employees, supervisors and managers are additionally required to:

Provide sufficient distraction-free time for employees to complete all required HSE training & support the HSE training program implicitly,

Investigate and resolve (if possible) all reported unsafe conditions / acts and communicate results back to the affected stakeholders,

Support stop work authority when it is exercised in good faith,

Communicate any / all potential workplace hazards and workplace procedures.
