Asset Management (Vice President and/or Associate)

In this dynamic position you will utilize your asset management expertise to develop broad strategies, execute specific business plans to maximize asset values, and foster relationships within the brokerage and tenant communities. The role will oversee a 1.1 million square foot Orange County portfolio of office and retail assets.


Job Description:  Asset Management position responsibilities include:

  • Development and execution of annual business plans to maximize the value of each asset.
  • Provide strategy, direction and oversight for leasing and management teams to maximize revenue and ensure appropriate cost control measures.
  • Assess, develop and implement asset-specific value enhancement opportunities, including capital planning/redevelopment.
  • Oversight of property management and the execution and forecasting of asset-specific business plans, including direct oversight over:
    • Annual Budgets
    • CAM Reconciliation review
    • Monthly property walks to ensure maintenance and landscaping quality control
    • Define and enable best-in-class customer service and tenant relations standards
  • Direct oversight over leasing teams including:
    • Run weekly leasing calls
    • Plan and oversee all portfolio related marketing efforts
    • Maintain a detailed understanding of submarket dynamics and their evolving impacts on properties within the portfolio from a leasing and investment perspective
    • Analyze and underwrite prospective lease economics, including comparison to acquisition underwriting
    • Engage and direct legal counsel on lease negotiations after the execution of a letter of intent, including direct lease negotiation with tenant representatives
    • Confirm all lease documentation and approval forms are complete and have been distributed to the appropriate departments and coordinate execution
    • Monthly available space walk to ensure leasing team is adequately marketing any available space, including reviewing the listing services

Qualifications/Requirements

  • Undergraduate bachelor’s degree preferably in business, accounting, economics, real estate, finance, or any related fields
  • High-level expertise in ARGUS 
  • Demonstrated experience/ability in financial modeling and analysis with excellent analytical and problem-solving skills
  • Excellent written and verbal communication skills
  • Highly professional, organized and detail oriented
  • Self-directed and highly motivated
