Role Overview

As a Developer Manager, you will step into a unique and hybrid role:
  • First, and more traditionally, you will focus on identifying, underwriting, entitling, and managing the development process for Cortland’s new multifamily projects throughout the United States.
  • Second, you will act as the limited partner for a new platform where Cortland capitalizes new development projects from 3rd-party groups. In this position, your involvement with a development begins 3 to 6 months before construction start. It focuses more heavily on underwriting both the investment opportunity and development partner.
In your role, you will be expected to lead analysis that will inform the firm’s investment decisions. Your responsibilities will include:
  • Researching different cities to understand the local economy, demographic trends, and the overall health of the multifamily market
  • Sourcing new in-house and 3rd-party developments
  • Heavy underwriting and financial modeling
  • Creating investment memos to present opportunities to the firm’s internal investment committee as well as external investment partners
  • Running all aspects of the development process, including project entitlement, architectural and design development, capital raising, construction management, and eventual project disposition
  • Partnering with Cortland’s architecture, design, pre-construction, construction management, and operations departments to ensure project success
  • Help with miscellaneous additional assignments to facilitate the effectiveness of the development team and Cortland as a whole

Desired Qualifications

This is a demanding role. Historically, our most successful hires are driven and willing to do whatever it takes to succeed in an environment that is often ambiguous, requires multitasking, and is stressful. Efficiency and accuracy of your analysis is critical as significant investment decisions will be driven by your work product. Candidates should possess the following criteria:
  • Strong 3+ years of relevant experience
  • Bachelor’s degree from a top-tier university with an excellent academic track record; on your resume, please include your college GPA along with any relevant standardized test scores
  • Demonstrated interest in real estate, finance, business, or related area with a strong desire to learn
  • Capable writer who communicates succinctly
  • Extreme attention to detail
  • Strong computer and financial modeling skills – particularly with Excel and PowerPoint
  • Critical thinker and self-starter capable of accomplishing a task with limited guidance and supervision
