Realterm is a real estate private equity firm with $4+ billion in assets under management across three logistics-focused investment management platforms We are seeking a highly motivated Associate Vice President with 5-7 years of relevant asset management experience to join the fast-growing Realterm Asset Management team. Successful candidates will gain exposure to all aspects of the real estate private equity business in working cross-functionally with our Investments, Capital Markets, Property Management, and Construction teams.
Essential Duties and Responsibilities
- Oversees all aspects of asset management for a regional portfolio of industrial assets in the Western U.S. with an expectation to become an expert in his/her markets
- Development and execution of asset business plans, including lease-up and repositioning strategies. These properties may be wholly-owned or may include joint venture investments
- Responsible for the oversight and negotiation of all leasing across the portfolio, including analyzing the value added by each lease
- Performing property and portfolio valuations and return analyses; hold-sell analyses; and lease analyses. Creating and maintaining complex financial models (i.e., Argus and Excel)
- Reviewing potential acquisitions identified for assigned portfolios/funds or potential investments in assigned markets
- Manage the sales process of designated assets including engaging brokers, evaluating bids, negotiating contracts, managing due diligence, and closing
- Creating and review annual business plans and budgets. Present to clients, limited partners, and senior management team at least once a year
- Generating internal and external meeting and reporting materials, including Investment Committee, tenant, investor/limited partner and lender reports and presentations
- Researching investment markets and interfacing with prospective tenants, leasing agents and investment sales brokers
- Traveling domestically to visit real estate assets, brokerage companies, tenants, and existing partners
Qualifications
- Strong financial modeling and analytical skills including an excellent working knowledge of Microsoft Office (i.e., PowerPoint, Excel, Word)
- Ability to conceive and execute on bespoke investment and strategic analyses
- Exceptional written and verbal communication skills with the ability to communicate complex concepts concisely
- Ability to work well in a fast-paced team environment
- Positive attitude and a very strong work ethic
- Attention to detail, highly organized and proactive
- Ability to learn quickly, a high degree of intellectual curiosity, and a passion for real estate and investing
Education and/or Experience
- BS/BA degree in Accounting, Economics, Finance or Real Estate preferred
- 5-7 years’ experience in Asset Management
