JOB SUMMARY

 

Blue Rise is seeking an experienced and entrepreneurial candidate to join our fast-growing team located in the Bay Area.  The platform is expanding rapidly, and this candidate is sought to help with establishing and implementing the company’s short and long-term goals consistent with overall corporate strategy. The Associate/VP position is an instrumental role for the organization and affords the candidate the opportunity to not only lead multiple Tenant Improvements and Capital Projects but also assist with all aspects of future entitlement and ground-up development activities. The successful candidate is expected to assimilate oneself into the team quickly and work tirelessly with a goal toward a future leadership position within the organization.

DUTIES AND RESPONSIBILITIES

 

Tenant Improvements and Capital Project Oversight:

  • Assist in development of space plans, project schedules, and preliminary budget estimates
  • Prepare Requests for Proposals (RFPs) for project team members
  • Administer bid process and review accuracy of proposals
  • Prepare/negotiate contracts for GCs and others on the project team
  • Orchestrate and conduct pre-construction and weekly project OAC meetings
  • Review plans and construction drawings for accuracy and value; Advise project teams on design decisions relative to cost impacts and alternatives
  • Monitor all aspects of construction to ensure completion on-time and on-budget with emphasis on proper completion of property engineering (Mechanical, Electrical, Plumbing)
  • Coordinate with Property Management team to support tenant move-in process accordingly
  • Ensure property receives all close-out materials for each project:  As-builts, C of O, lien waivers, etc.
  • Follow up on survey issues in conjunction with other team members
  • Oversee all project billing to ensure accuracy and timeliness of payments; Escalate budgetary concerns accordingly

Entitlements and Ground-up Development Management:

  • Work directly with third party development/entitlement consultant
  • Prepare project budgets, pro-forma and feasibility studies
  • Engage in municipal and community outreach
  • Manage the project design and construction teams
  • Lead and organize planning department, building department and other agency discussions and submissions

WORK EXPERIENCE:

  • 4 to 10 years of experience managing multiple/concurrent construction projects
  • Extensive knowledge of construction methods, industry trends and operations
  • General understanding of the real estate industry including municipal entitlement processes and approvals
  • Thorough knowledge of architectural, structural and MEP design process and familiarity with life science facility materials and equipment
  • Awareness and familiarity of the emerging, relevant technologies in design, construction and project management
  • Strong local relationships with architects, contractors, brokers, attorneys and other real estate service providers

EDUCATION / SKILLS:

  • Bachelor’s degree in construction, architecture, engineering or related field
  • Proficiency with Microsoft Office, particularly Excel, and familiarity with project planning software is required
  • Conscientious of assignment deadlines and quality of work product
  • Excellent verbal and written communication skills
  • Strong financial, quantitative and analytical skills
  • Ability to prioritize tasks while working autonomously and with minimal direction
  • Exceptional work ethic and appetite to learn all aspects of real estate
  • Propensity to maintain a resilient temperament and model enthusiasm in the face of adversity
  • Strong personal initiative and desire to succeed in a demanding, entrepreneurial environment
  • Well organized, efficient, detail-orientated, a motivated self-starter
