Role

Sage Hall Partners is seeking an Associate to join its growing Investments Team that is focused on investing in real estate properties (across all asset classes) in the Greater NYC area. The role will be based in the Firm’s NYC headquarters located near Grand Central Terminal.

The Associate will be primarily involved with the (i) evaluation and due diligence of investments, (ii) oversight and implementation of business plans/asset management, and (iii) investor relations and operations activities.

The preferred candidate will have a demonstrated history of full-time work experience in real estate investing.

 

Firm Overview

Established in 2020, Sage Hall Partners is a private real investment firm that is focused on opportunistic real estate investments in the New York MSA across all asset classes, specifically seeking to capitalize on the market dislocation in the NYC real estate market. Over the next ~3-4 years, Sage Hall anticipates transacting on approximately ~$1.5B in deal volume.

Over the past twenty years, members of the Sage Hall team have been involved in more than 300 real estate investments totaling approximately $10B of equity and have raised over ~$33B of equity for real estate infrastructure, energy, and public equity strategies from institutional investors.  Within NYC, the Sage Hall Team has been involved with the acquisition, disposition, portfolio management, restructuring, asset management, property operations and development of 50 real estate investments that represent over ~$2.5B of equity.

 

Responsibilities

Acquisitions

  • Underwrite potential new investments (both equity and debt transactions) by creating dynamic property & portfolio models, including projecting cash flows, financing, JV waterfalls, and other analyses (sensitivity tables, dynamic scenario toggles, etc.)
  • Perform relevant research to guide underwriting assumptions, including leasing, expenses, capital expenditures, financing, sale velocity, sale pricing, etc.
  • Perform due diligence on an asset level by reviewing relevant materials, including rent rolls, leases, historical income statements, historical capital expenditures, management agreements, union agreements, environmental site assessments, property condition reports, service contracts, zoning analyses, and other materials
  • Prepare professional Investment Committee materials

Asset Management

  • Aid the asset management efforts by overseeing & facilitating an investment’s business plan, including performing leases analyses, hold/sell analyses, debt analyses, creating/reviewing budgets, preparing quarterly property valuations, executing re-financings, etc.

Investor Relations & Operations

  • Provide support to the operations team
  • Project management work including updating and maintaining firm and one-on-one investor meeting presentations
  • Work with investments and operations teams to prepare reporting information for investors
  • Draft investor questionnaires, market research reports, update letters
  • Fulfill and track due diligence requests from investors and update data room

Other

  • Miscellaneous duties may arise on occasion 

Qualifications

  • Bachelor’s degree with a strong academic record
  • 2-3+ years of related real estate investment experience in an analytical role
  • Advanced Excel modeling skills required
  • Advanced PowerPoint skills required
  • ARGUS experience highly preferred
  • Exposure to multiple real estate asset classes preferred
  • Proven history of managing a variety of projects with time constraints  
  • Highly effective interpersonal and communication skills
