RRP is seeking a Senior Associate, Asset Management & Development to play a key role within the Asset Management & Development team. The team is responsible for executing the business plans for the company’s portfolio assets. Responsibilities include cultivating partner and lender relationships, oversight of project design/entitlements, construction, leasing, refinancing and disposition.  The size and structure of the company, as well as the entrepreneurial environment at Rising, will allow candidates to gain exposure to all facets of the company and to participate in the investment management of assets from acquisition to disposition.

 

Position Description:

The Senior Associate will be responsible for actively managing a subset of the Rising portfolio to implement RRP’s strategy and optimize asset value.

 

  • Develop and implement strategic business plans for each asset that will govern its daily operations, position in the market, and ultimate disposition
  • Assist with conducting transaction analysis; Support due diligence for new acquisitions
  • Model full life cycle financial analysis for each asset from acquisition through disposition updating valuation and cash flow projections and model investor returns under different scenarios
  • Work closely with brokers, consultants and attorneys to provide direction for and oversight of business plans, budgets, forecasts, leases, analysis, and partner/lender approvals
  • Oversee preparation of monthly, quarterly, and annual reporting for capital partners and RRP senior management
  • Manage cash flow, distribution analysis, and investment re-projections
  • Lead refinancing and disposition efforts through broker solicitation & selection, negotiation of purchase agreements and loan agreements, and closing
  • Develop analytical tools to allow executives to better understand the state of the portfolio
  • Participate in special projects from the senior leadership team
  • Document best practices and existing processes for the asset management team
  • Collaborate with other departments to improve processes and streamline reporting

 

Leasing:

  • Manage interface with leasing brokers, capital partners & lenders and negotiate lease terms based on proforma budget
  • Review LOIs and leasing documents
  • Prepare Landlord work letters for leases
  • Review outside broker listing agreements
  • Track ROFOs and ROFRs of existing tenants
  • Work closely with RRP property managers to transition new tenants into properties

 

Capital Improvements:

  • Manage capital improvement strategies and processes, including oversight of design and construction management activities
  • Negotiate third party contracts and oversee implementation of capital improvement and “value-add” programs within the portfolio
  • Assist with construction management and value engineering for capital projects and tenant improvements
  • Oversee loan draw request process
  • Monitor construction progress and ensure TI and CapEx projects are closed out

 

Qualifications:

  • Bachelor’s Degree in Real Estate, Finance, Accounting or related field required; Master’s degree preferred
  • 5 years of commercial real estate experience in the office, industrial, multifamily and/or data center asset classes with a focus on asset management or development activities including leasing, debt financing, managing tenant improvements, “value-add” capital investments, and dispositions
  • In-depth knowledge of real estate finance including commercial lease terms, debt and equity structures, and property accounting
  • Advanced knowledge of Excel including building templates for other users. Argus skills required
  • Superior analytical and critical thinking skills
  • Capable of managing competing priorities and maintaining strong attention to detail under strict deadlines
  • Ability to work independently, be proactive, and be resourceful in an entrepreneurial, unstructured environment
  • Able to successfully work in a team-oriented environment and partner with different functional groups
  • High comfort level with the technology used to aid in collaboration, communication, and documentation; Rising is paperless and utilizes Asana for all internal communication
  • Demonstrated leadership skills and a strong sense of ownership
  • Strong work ethic, a high level of integrity, and the desire to take initiative
  • Excellent written and oral communication skills
