As Realty Income’s Financial Reporting Analyst, you will be responsible for drafting SEC reporting documents including the 10-Q, 10-K, Proxy, 8-Ks, and Form 4s. In this newly developed position, you will be responsible for performing technical accounting research and select month-end close procedures, as well as the review and recording of purchase price allocations in accordance with ASC 805. Reporting to the Associate Vice President, Director, Financial Reporting, your role will be vital in supporting the company’s continued growth.


Your Contribution to the Team Includes

General Ledger

  • Perform month-end close procedures for select equity account reconciliations, including outstanding share reconciliation
  • Review of purchase price allocation calculations for properties acquired and accounted for under ASC 805
  • Preparation of purchase price allocation schedules for upload into Yardi Fixed Assets
  • Assist with monthly Yardi consolidation process
  • Involvement in the preparation and/or initial review of share-based compensation accounting entries and share/equity transactions within the Yardi Investment Management module

External Reporting

  • Preparation and review of schedules supporting SEC financials and footnotes
  • Administrator of Workiva software, which is used for internal preparation and filing of SEC documents
  • Preparation of Quarterly and Annual Reports on Form 10-Q/K
  • Primary reviewer of XBRL data files filed in conjunction with the 10Qs and 10K
  • Involvement in the coordination of external audit requests
  • Preparation of other SEC filings such as registration statements and DEF 14A (Proxy)
  • Filing documents with the SEC utilizing an external third party
  • Preparation of selected Form 8-Ks utilizing internal Edgar software
  • Work with directors/officers to file Section 16 filings (Form 3s, 4s) as reportable transactions occur
  • Maintenance of Insider Module within Equity Edge Online software
  • Preparation of surveys (NAREIT, FPL, etc.)
  • Draft agendas for quarterly Disclosure Committee meetings with key members of management and KPMG
  • Draft agendas for quarterly kick-off meetings with external auditors
  • Coordination with external auditors and attorneys to ensure questions and/or concerns identified are addressed and disclosed appropriately
  • Review of financial data included in the Annual Report

Research

  • Involvement in the determination of accounting policies or processes
  • Involvement in the streamlining of internal processes to gain efficiencies and maintain sound internal controls
  • Special projects, including performing accounting research and formally documenting the conclusions of management, with the review and approval of the controller, other members of accounting management, and/or the CFO

Other

  • Preparation and review of quarterly Board Book materials
  • Involvement in the ongoing maintenance of the Yardi

What You’ll Need to be Successful

  • BS in Accounting/Finance
  • 2+ years previous experience in industry or public accounting, preferably with REIT or real estate industry experience.
  • Certified Public Accountant (CPA) or working toward a CPA license
  • Ability to execute in ambiguous situations and self-motivate without explicit instructions.
  • Ability to work in a fast-paced environment and meet public company reporting deadlines.
  • Strong financial acumen and understanding of all of the company’s financial statements.
  • Clear and thorough understanding of U.S. GAAP, SEC, and SOX regulations.
  • Experience preparing or reviewing XBRL data preferred.
  • Strong oral and written communication skills, including the ability to articulate accounting concepts to non-accounting leaders.
  • Experience with Yardi GL, Equity Edge Online, Computershare, Spreadsheet Server and Workiva preferred.
  • Strong PC skills including Outlook, Word, Microsoft Teams, SharePoint, Intelligize and PowerPoint.
  • Proficiency in Excel (including but not limited to complex/compound equations, logical equations, macros, pivot tables and the ability to understand/build/edit complex financial models).
  • Detail-oriented, accurate, reliable and flexible.
  • Driven and self-motivated; ability to work independently without supervision.
  • Ability to adapt to ever-changing requirements and creatively solve problems effectively and efficiently with a high degree of accuracy.
