GoldOller Real Estate Investments is a growing real estate investment company headquartered in Philadelphia, Pennsylvania that acquires, develops and operates multifamily communities located throughout the country.  The firm has been highly acquisitive over the past few years and currently owns and manages approximately 18,000 units in 10 states, representing over $2.0 billion in assets under management.   

The analyst/associate will be a member of the acquisition and investment team, responsible for the underwriting and due diligence for potential acquisitions, analyzing portfolio financing and disposition strategy, conducting portfolio analysis for the benefit of both investment and asset management, and providing high-level evaluation of capital projects and business plan implementation.  

 
Duties and Responsibilities 

  • Analyze historical financial performance of potential and current properties and prepare/present investment recommendations. Employ, develop and improve financial models to determine property value, and prepare investment recommendations.
  • Facilitate and execute internal portfolio valuation and financing strategy.  Evaluate optimal refinancing, recapitalization, and disposition options, and provide recommendations for internal use and distribution to investment partners.  
  • Track operating and capital budgets, evaluate results, and generate revisions.  Explore easier methods and better standards for ongoing re-trending and reforecasting for managed properties.
  • Perform local, regional and national real estate market analysis.  Perform in-depth industry, market and competitor research and evaluate macro-economic trends.
  • Assist in the preparation of monthly, annual, and quarterly asset and investment reports.  Identify sources of divergence (positive and negative) between underwriting and property performance.

Qualifications for this Position 

  • Associate level: 3+ years’ experience in real estate investment, asset management, or development, or combination of work experience and advanced degree
  • Analyst level: combination of relevant coursework and direct or tangentially related job experience (real estate, finance etc.)
  • Bachelor’s/Master’s degree in Real Estate, Finance, or Economics preferred
  • Dedication to building a career in real estate with demonstrated interest and experience investment and operations
  • Strong analytical, comprehension, and problem-solving skills
  • Strong verbal and written communication skills
  • Ability to prioritize tasks, work on multiple assignments and manage rapidly changing assignments in a team environment
  • Proficiency in Excel, Argus, Word, Power Point and other real estate related software
