Support all real estate related functions of Griffin Capital Essential Asset REIT through financial analysis and modeling, market analysis, acquisition underwriting, preparation of Investment Committee memoranda, lease underwriting, asset repositioning value creation analysis, preparation of leasing memoranda and asset disposition analysis.  Further, the candidate will also assist with capital markets activities including financings and recapitalizations.  

Essential Duties and Responsibilities

 

  • Create asset valuation, cash-flow projection and various other financial models for prospective acquisitions primarily for GGEAR.
  • Research and analyze demographic, market, sector, tenant and property data.
  • Provide Argus modeling for acquisitions, play an important role in the due diligence and preparation of investment memoranda to support the Acquisition Officer.
  • Analyze leasing opportunities in the portfolio measured against pro-forma underwriting and market
  • Play an important role in preparation of lease recommendation memos to support the Asset Managers.
  • Update and distribute various weekly and monthly company and industry reports to senior management. 
  • Serve as a general resource for various other capital markets activities and special projects and one-off analysis of portfolio holdings.

Education and Work Experience Requirements

  • Relevant Work Experience – One to three years of relevant real estate and industry experience is helpful, but not required.  Experience in other financial industries also helpful.
  • Analytical Tools - High degree of proficiency in ARGUS Enterprise (preferred but not required).  Strong math skills a must.  To perform this job successfully, an individual should be able to prepare concise and informative written presentations in MS Word, MS Power Point and be knowledgeable of financial modeling in MS Excel.
  • Education - Bachelor's degree required from four-year college or university in Real Estate, Finance or related field; or equivalent combination of education and experience.
  • Industry Knowledge - Knowledge of the Financial Services Industry and of Real Assets and other investment vehicles, understanding of fundamental real estate economics, finance principles, and financial statement analysis are all positive qualifications for this position.
