ROLE 
The Head Engineer work hands on with the shopping center staff in maximizing the customers shopping experience and tenant sales by working to ensure a clean, well maintained, safe, friendly, and aesthetically pleasing environment while ensuring implementation of all company standards. The Head Engineer will coordinate with the Property Manager to oversee all operational functions, projects, construction, and contracted services at the center among other things. 

 Responsibilities include overseeing the day-to-day facilities operations including budgetingexpense control, tenant construction, preventative maintenance program management, managing all building components (including HVAC, plumbing, Fire/Life Safety, and electrical systems), managing facility maintenance staff, coordinating the company’s risk management program within the center, maintaining the aesthetic of the center, and maximizing the customer experience. The Head Engineer is responsible for all physical facilities at this location and delivers service levels appropriate for a class A shopping center. The position is one of a hands-on nature with the candidate expected to work directly on corrections to the asset.  Central plant expertise is essential for the position.   

 
RESPONSBILITIES  

  • Assist with development of 5-year capital plan to continue to maintain and enhance the property assets and execute against projected capital plans. 

  • Ensures property safety systems are up to code, maintained and inspected. 

  • Conduct daily walk-throughs of the property to ensure physical assets are in best possible operating condition. Respond quickly to any operational issues uncovered during property inspections. 

  • Assist in the management of procurement of all goods and services within annual budget. 

  • Manage preventative maintenance program and oversee any necessary repair or construction work to sustain a safe and reliable environment. 

  • Responsible for minimizing the utility utilization, including electricity, natural gas, water, sewer, and other externally provided resources which are critical to the operation of the center in a way that does not compromise the other operational goals of the company.  

  • Maintain a safe environment through identification and elimination of any safety hazards to staff, tenants, and customers. This includes the administration of all training and regulatory programs (OSHA, ADA, EPA etc.) 

  • Lead maintenance staff in work assignments and training.  

  • Ensure public safety, center security and effective risk management. 

  • Complete timely review and processing of vendor invoices, to ensure accurate services were provided prior to payment. 

  • Provide operations support as necessary for special events and holidays. 

  • Complete required weekly, monthly, and quarterly reports 

  • Assist in the management of the Comprehensive Emergency Management Plan.  Ensure all personnel are trained to function as an Emergency Task Force in Crisis Management response 

  • Work with security and local officials to plan and oversee a fire safety program. 

 QUALIFICATIONS 

  • A minimum of 10 years experience in commercial real estate maintenance 

  • Possess the necessary technical knowledge to manage and maintain the central plant system, to include connected mechanical equipment, in a fiscally sound manner and must have the business acumen to budget and forecast the plant’s operation with minimal third-party oversight. 

  • Ability to read and understand blueprints, CAD drawings and other schematics.  

 SKILLS

  • Self-motivated, highly organized, responsive, works independently and collaboratively.   

  • Excellent organizational, leadership and communication skills 

  • Moderate computer skills (Excel, Word, PowerPoint, Outlook) 

  • Works well under pressure, makes timely decisions, and meets deadlines. 

 COMPENSATION  

Full-time position with base salary commensurate with experience. Relocation assistance available for qualified out-of-state candidates. Benefits include healthcare, dental and 401k.
