Job Title: Development Analyst

Type: Full Time, Exempt

Pay Range: $55,000 - $75,000 annually, depending on experience

Bonus: May be eligible for annual bonuses

Location: Denver, Colorado

Urban Villages is seeking a critical thinking, highly organized analyst to support new and existing development projects.  The ideal candidate has a minimum two years of work experience in real estate or finance and is eager to continue growing their professional skills and exposure.

 

Position Overview:

The Development Analyst will support the development team in all phases of the development process from acquisition to construction oversight to close out.  Key responsibilities for the position include creating and maintaining pro-forma underwriting models, assisting deal negotiations and transactions, creating offering memorandums, assisting with arrangement of debt and equity financing, and supporting the construction and project close out process.  Attributes and capabilities that are critical to this position include: financial and analytical aptitude, proficiency with Excel, excellent written and verbal communication skills, well organized with strong attention to detail, desire to learn and grow, entrepreneurial mindset, independently motivated, and a strong sense of personal responsibility.  Prior experience with development, real estate investment, commercial brokerage, investment banking or graduate degree in real estate or related field required.  This position reports to the Sr. Manager of Development and Acquisitions.

 

Primary Responsibilities:

  • Assist in the evaluation, underwriting and due diligence of development opportunities
  • Create and maintain pro-forma underwriting including calculations of project budgets, investment returns and distribution waterfalls
  • Assist in the creation of executive-oriented memos for prospective projects detailing investment rationale, execution risks and prospective returns
  • Review and analyze construction progress reports compared with approved budget and schedule, request for information (RFIs), and changes orders, as well as support submitting invoices for payment processing
  • Work with the development team to prepare internal and external audience progress reports
  • Support debt and equity capital raise initiatives through the preparation of offering memorandums
  • Assist with other development tasks such as re-zoning and entitlement work, pre-leasing and place-making efforts for projects nearing completion
  • Conduct ongoing market research and maintain deep knowledge of relevant markets, submarkets and property comps
  • Other tasks as necessary to support the development team and Urban Villages’ corporate goals 

Required Qualifications:

  • Bachelor’s degree
  • 2-4 years of related work experience in real estate, finance, brokerage or consulting or master’s degree in real estate or related field of study.  
  • Foundational understanding of commercial real estate and finance concepts
  • Experience with multiple real estate asset types such as retail, office, hospitality or multi-family
  • Real estate cash flow modeling experience; advanced skills in Excel
  • Strong organizational skills with ability to prioritize and manage multiple tasks in a timely manner
  • Excellent writing and strong verbal communication skills
  • Absolute discreteness in receiving and handling sensitive information
  • Exceptional customer service and interpersonal skills; ability to professionally interact with a broad range of clientele/relationships
  • Exceptional work ethic and ability to accomplish objectives with limited daily supervision and oversight
  • Proficiency with Microsoft Excel, Word required.
  • Ability to travel when needed, often on short notice

Position Highly Preferred Qualifications:

  • Master’s degree in real estate, finance or related field of study
  • Prior exposure to ARGUS, CoStar, and MacOS
  • Basic comprehension of architectural and engineering drawings
