Fountain Residential Partners is seeking an experienced Development Manager/Analyst to join our Team


The Development Manager/Analyst (“Position”) will provide extensive analysis and support to the company, our investors, the developments and the assets themselves.  While the Position will have many specific responsibilities, the primary responsibility will be working alongside FRP executives in identifying best-in-class student housing development opportunities and executing the business plan through underwriting, due diligence, design, entitlement, construction, operations and the eventual disposition of the asset.

 
RESPONSIBILITIES

  • Oversight of all development consultants, internal team members, and legal counsel from conceptual design through entitlements and vertical construction.
  • Establish and maintain relationships with local jurisdictions, community groups and neighbors.
  • Coordinate with the construction team, who is responsible for overseeing the construction schedule and budget.
  • Manage the design process including planning, civil engineering, architecture, interior design, traffic engineering, geotechnical, environmental, lighting, landscape, and graphic design.
  • Update and maintain financial models and provide analytical support associated with ongoing management and investment decisions related to leasing, financing, and general asset management.
  • Create and manage the development pro forma and development schedule, including all draw activity.
  • Prepare investment reporting packages and offering memorandums for investors, lenders, and JV partners.
  • Assist in the preparation of annual property budgets, reforecasts and variance analyses and track performance and operations of property management and construction management teams.
  • Evaluate current cash position and forecast asset performance to determine appropriate cash distributions to partners.
  • Research and prepare reports on market and economic/demographic data for markets of interest.
  • Provide due diligence documents to brokers and potential buyers during the acquisition and disposition processes.
  • Research potential land opportunities in target markets.
  • Complete ad-hoc analysis as requested.

 

QUALIFICATIONS

Education: Minimum BA/BS in Finance, Business or Accounting or related field required. Real estate background preferred.

Experience: A minimum experience of three years in Real Estate, Finance or Accounting required.

 Knowledge, Skills and Abilities Required:

  • Strong analytical and financial skills
  • Strong oral and written communication skills.
  • Exemplary organizational and interpersonal skills.
  • Independent self-starter.
  • Demonstrated ability to analyze key aspects of financial performance.
  • Demonstrated ability to meet aggressive deadlines in a dynamic and complex environment.
  • Proficient knowledge of the computer, specifically Microsoft Excel and financial modeling.
  • Attendance: This full-time position is exempt and requires the ability to be present and available during business hours to meet company and department needs. Additional hours or flexible schedule may be required. 

This position also requires: 

  • Flexibility in days and hours worked.
  • Fluency in English both verbally and non-verbally.
