Multifamily Acquisitions Associate

Aligned Ventures, a direct investment multifamily firm, is seeking a Multifamily Acquisitions Associate. This position is critical to acquisition efforts and the continued growth of our business. As part of our team, you can expect to actively contribute in the following ways:

MISSION/PURPOSE:

• Complete Extensive financial modeling within Excel Pro Forma, including determining Returns, sensitivity analyses, financing scenarios. Ensure accuracy of all models presented.

• Provide analytical support for potential acquisitions, including market research, rent, sales comparables, and demographic analysis.

• Keep current on market trends, sales comps, political changes, and local news where the firm is targeting acquisitions.

• Present underwriting, market research, and investment narratives to the investment team.

• Assist in acquisition due diligence

• Manage 3rd party compliance and reporting requirements

• Support the execution of the acquisition closing process with sellers, lenders, internal teams and 3rd parties.

• Source new on and off market multifamily investment opportunities in our targeted regions.

• Maintain and organize deal pipeline, including bid dates, contract signings, and closings

• Implement and maintain softwares to streamline our workflow.

• Obtain 3rd party pricing to validate underwriting assumptions.

• Produce quarterly financial reports and snapshots for assets as well as lender reports.

• Vendor Compliance with insurance and lien waivers.

Qualifications :

• Resides in Houston,Tx

• Experience reviewing operating statements, budgets, spotting variances in ledgers and expenses.

• Eager to join a results oriented entrepreneurial start up and contribute to its growth.

• A Tech Savvy individual who loves utilizing and implementing new softwares

• Long-term dedication and interest in real estate/multifamily.

• 2+ years of experience in Underwriting or performing Due Diligence on Multifamily.

• Proficiency in Microsoft Excel

• Willing to travel if needed

• Salary 55K to 65K
