Location, Location, Location
PlaceMKR’s specific focus is on opportunities in Austin, Texas – one of the most sought after CRE markets in the United States. The Development Associate can work remotely, and will be expected to attend meetings, site tours, and conferences in the greater Austin area.

The Role
This role will report directly to the Managing Principals and our Head of Development. This position provides an exciting opportunity to participate in all phases of project execution while gaining an in-depth understanding of the real estate development process. You will join a growing firm that is poised to take advantage of the exceptional economic and population growth across Central Texas. This position offers a flexible schedule, and can require long hours.

The Responsibilities
Assist in the project management of development projects from land acquisition through pre-construction. Project phases include feasibility/due diligence, entitlement/design, and pre-construction.
Support the Managing Principals and Head of Development in their day-to-day work, specifically on the implementation and closings of their various real estate development and investment projects.
Assemble the due diligence required for construction and permanent loans (including submission of organizational documents, board resolutions and votes, good standing certificates, insurance certificates, and wiring instructions).
Create, review, and maintain all due diligence property documents and reports and ensure that all due diligence work is completed prior to expiration of the contingency period.
Assist senior Development staff in securing the appropriate project approvals, certifications, permits, etc. from city and other government agencies as required.
Run diligence process for new investments and work alongside team to negotiate, structure, finance, and close asset and operating company investments.
Work with construction department on the engagement of the project surveyor and engineer; negotiate fee and scope of services for surveys and site plans.
Maintain development budgets and development schedule oversight and updating.
Coordinate information sharing and work distribution with all team members.
Perform complex financial functions including designing and performing ad hoc analyses, developing and maintaining complex proformas, analyzing data, and reconciling complex accounts.
Work with legal counsel on timely review of title commitments and identification and resolution of acceptable title clouds.
Maintain current knowledge of the real estate industry and global capital markets by monitoring current financial publications, as well as leveraging personal contacts with outside research/industry professionals and conducting ad hoc research as necessary.
Maintain the company database with respect to ongoing, internal reporting requirements.
Solicit and track responses for 3rd party vendors and contract creation.
Prepare presentation materials for meetings.
Track project expenses and reimbursements.

The Ideal Candidate
The ideal candidate will have strong analytical, organizational, and communication skills and a desire to be an integral part of a fast-growing company. They must be a self-starter with a proven track record of providing exceptional problem-solving skills, as well as the following:
Undergraduate degree in a real estate, finance, accounting, economics or related field
3-5 years of experience in an investment/financial role in real estate
Strong financial modeling skills, including operating company underwriting
Strong financial and analytical ability including command of investment concepts such as IRR, NAV, Relative Valuation, DCF, and NPV
Proficiency in all Microsoft Office applications (Word, Outlook, PowerPoint), including advanced functions in Excel
