We focus exclusively on serving the real estate needs of the cold storage industry nationwide through acquisition, re-development, ground-up development and ownership of Industrial cold storage assets for operators and users.

Job Summary:
Karis Cold seeks an investment analyst to assist with underwriting, market research, and analyses across multiple investment strategies. This role will directly report into the Senior Director / Development Manager
Qualified candidates will have industry experience in real estate investment underwriting, valuation, asset management and/or acquisitions or real estate investment banking. The analyst will play an active role in evaluating, underwriting and transacting on a range of investment opportunities, as well as support general project management. The analyst will also contribute to the asset management of the portfolio, including the preparation of quarterly valuations, buy/sell analyses, written reports, leasing analysis, investor and lender reporting and other tasks as required.
Moderate travel will be required (< 20%).

Karis Cold’s office is located in Schaumburg, IL at 10 North Martingale Road.
Responsibilities:

Develop and maintain financial models for portfolio and prospective investments
- Modeling will include complex capital structures

Assist in acquisition, development and disposition of assets as needed, not limited to: Project and Team meeting minutes, research, architect and contractor correspondence, purchase agreement support, leasing support, monthly draw and capital call support

Develop and maintain Argus models for portfolio and prospective investments
- Prior experience with Argus is preferred

Maintain DealPath updates (our deal and project management software program)

Develop analyses necessary for portfolio valuations

Assist in preparation of quarterly portfolio valuations

Prepare investment memos and other written correspondence as needed

Assist in annual budget process for property management and company

Review and analyze quarterly operating performance of portfolio investments
Qualifications Required:

Minimum of one year of finance, private equity or capital markets experience, with a particular focus on real estate assets

Undergraduate degree in real estate, finance, economics or related field with an excellent academic track record

Strong Excel and Argus skills required

Strong quantitative and analytical skills, with an attention to detail

Excellent written and verbal communication skills

Ability to work effectively and autonomously with a growing and dynamic team
Hours and Compensation: The position will be a full-time salaried position.
