Description:

The Investment Analyst, Associate or Sr. Associate will be an integral part of the Company’s Development and Investments Team.  The Company pursues a value-driven investment strategy with a strategic focus on repositioning projects located in major knowledge and innovation markets marked by a young, well-educated population and strong employment growth prospects.

Our Team is actively focused on real estate investments across the risk/return spectrum. This position will be primarily focused on local LA-based ground-up and heavy value-add development projects where Gaw Capital is the direct operating partner.   Experience with underwriting development projects, understanding local zoning laws and strong project management skills is required.  Given the experimental and creative nature of the projects Gaw Capital works on, having a strong passion for art, architecture, design, urban planning and community redevelopment is a plus.  This position will also interact closely with the asset management, capital markets, finance, and property management teams.


Key Responsibilities:

  • Primary responsibility is to support the team on a several existing local projects including a ground-up multifamily and self storage facility in Northeast Los Angeles, 180,000 SF adaptive reuse building in the Macarthur Park area, a 135,000 SF multifamily adaptive reuse building and a creative compound in Chinatown that includes F&B, a music venue, sound stages and creative office.  Responsibilities would include interacting with the design and construction teams, working with prospective and existing building tenants, developing new marketing and operational strategies and project management/reporting.   
  • Analyze, research, and underwrite new acquisition opportunities
  • Develop financial models and other analytical tools, perform property-level underwriting, prepare and maintain property cash flow projections and IRR models
  • Assist with preparation of internal investment committee reports, market studies, hold/sell analyses, detailed business plans, leasing and disposition analyses and recommendations
  • Support and assist with asset management reports and ongoing business plan execution
  • Actively participate in internal presentations/discussions, formulate and provide insightful opinions to help develop business plans for new investment opportunities
  • Interact with architects, designers, brokers, tenants, third-party managers and consultants and lenders
  • Track market activities and develop in-depth knowledge on specific real estate markets, sectors, and investment strategies

Qualifications:

  • 1-6 years of real estate experience in development, project management, architecture, general contractor, investment acquisitions or construction management
  • Bachelor’s or Master’s Degree required in Accounting, Finance, Business, Economics, Real Estate or other related fields from a top tier university
  • Advanced knowledge of Excel financial modeling is required
  • Very strong analytical, organizational, communication and problem-solving skills
  • Ability to prioritize and work on multiple assignments simultaneously
