Summary:

 

The Junior Asset Manager will work to acquire new assets and asset manage the existing portfolio. The primary functions entail collecting and analyzing data, maintaining, and constantly elevating the quality of the organization’s data, and presenting data in an informative way, with the goal of aiding investment decisions.

 

Duties/Responsibilities:

 

  • Asset Management
    • Update Argus files and valuations for properties in the existing portfolio on an on-going basis.
    • Conduct ongoing analyses to support decision making related to the business plan of the investment (leasing, capital projects, financing, disposition, etc.)
    • Monitor and track on-going capital projects and performance vs. budget,
    • Communicate regularly and effectively with property management teams and review monthly property reports submitted for each asset
    • Prepare quarterly investor presentations to highlight progress in leasing, renovation, returns, etc.
    • Prepare potential deal memorandums highlighting deal performance and internal market research
    • Generate quarterly business plans and valuation report for current portfolio properties
    • Prepare quarterly tier reports for assigned markets, highlighting latest lease and sale activity

In addition to on-going Asset Management responsibilities, the Junior Asset Manager may assist with the following:

 

  • Due Diligence
    • Support transaction due diligence and closing processes for acquisitions and dispositions
    • Respond to requests from the investment committee, investors, brokers, lenders and the buyer or seller
  • Market Research
    • Perform thorough market research utilizing various databases and maintain proprietary property submarket reports on a quarterly basis
    • Maintain internal database of property sales and lease comparables for target markets on a monthly basis

Qualifications:

 

  • Bachelor’s Degree, preferably with a major in accounting, finance, real estate, or economics
  • Minimum of 3 years of direct commercial real estate experience as a preferably in the Office sector
  • Must be proficient in Excel, Argus and financial modeling
  • Strong analytical skills, verbal and written communication skills, ability to meet deadlines and work under pressure
  • Must successfully complete a pre-employment background screening
  • Must have received or be willing to receive the COVID-19 vaccination by date of hire to be considered. Proof of vaccination required
