JOB SUMMARY

Plans, implements, coordinates and manages all mechanical operations, maintenance, communications, and energy management for a facility, campus or portfolio of buildings. Oversees other Facility Engineers with similar engineering roles.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Recommends and implements improvements for preventive maintenance programs on an on-going basis and develops/maintains effective building-specific maintenance and safety procedure manuals.

Coordinates maintenance efforts with outside contractors, tenant finish personnel and technicians.

Oversees various building and utility systems including fire/life safety, plumbing, HVAC, refrigeration and electrical issues and must remain current with latest facility/utility technology trends.

Maintains on-going communication with tenants, clients, owners, facility management team and vendors, including written reports and presentations regarding regulatory and quality compliance.

Coordinates development and maintenance of preventive maintenance instructions and job plans within a CMMS and coordinates development and maintenance of as-built drawings.

Works with Maintenance and other Engineering personnel to respond quickly to urgent situations

(fire, evacuation, equipment failure etc.) and customer concerns.

Develops specifications and assists in solicitation and administration of maintenance/repair service contracts and manages various facility and utility system repair and recapitalization projects.

Establishes and monitors programs to ensure compliance with applicable codes, requisitions, government agency and company directives as relates to building operations.

Performs other duties as assigned.

SUPERVISORY RESPONSIBILITIES
• Supervises 3- 4 Facility Engineers or Engineer Technicians to assist with operations and maintenance issues, troubleshooting and problem solving as required.
• Prepares and delivers performance appraisal for staff.
• Mentors and coaches team members to further develop competencies.
• Ensure that all team members have received the appropriate technical, safety and procedural training and are qualified, before assigning work to them.
• Work with each team member to develop a comprehensive ITP curriculum based on technical, safety, quality and environmental standards.
• Manage the ITP process throughout the year to ensure continuous compliance.
• Ensure all work unit members are knowledgeable and compliant regarding safety procedures, policies, permits and practices.
• Leads by example and models behaviors that are consistent with the company's values.

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, experience and/or abilities for this position.

  • Engineering and maintenance of equipment, utilities or facilities, preferably focused on chillers and other HVAC-R systems.
  • Experience with PLCs, process controls and BMS(preferably Metasys).
  • Technical project management and problem solving skills.
  • Demonstrated attention to detail and accuracy. Able to deal effectively with conflicting priorities and to organize multiple tasks with an appropriate sense of urgency.
  • Strong interpersonal and communication skills.
  • Minimum of (7)years experience in engineering, facilities maintenance or utilities operations.


Preferred (not required):
  • Troubleshooting or maintenance experience with HVAC & Refrigeration systems and BMS.
  • GMP or regulated environment (Deviation, Change Control, Qualification, Commissioning)
  • Experience with oversight or maintenance of sanitary and/or secondary waste systems.
  • Quality management systems (Trackwise)
  • MAXIMO or other CMMS systems


EDUCATION and EXPERIENCE

Bachelor degree (BA/BS) in a technical discipline and a minimum of seven(7) years of experience and/or training or an equivalent combination of education and experience.

Experience should include mechanical and electrical equipment or systems, preferably in a plant engineering or utilities support role. Pharmaceutical(GMP), health care or life science experience is preferred but not required.

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to internal and external customers. Ability to effectively and accurately present information in written and oral formats.

Ability to respond effectively to sensitive issues.

FINANCIAL KNOWLEDGE

Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.

REASONING ABILITY

Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.

OTHER SKILLS and/or ABILITIES

Physical requirements to include stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. Should have experience working with CMMS (Computer. Maint. Mgmt. Syst.). Intermediate to advanced skills with Microsoft Office Suite. Ability to handle multiple projects and make decisions with minimal guidance. Customer service communication skills.

Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department.
