Headquartered in Richmond, Virginia, Riverstone Properties is a diverse real estate investment company and participant in all sectors of the real estate industry. Holdings include a large downtown office portfolio including The James Center in Richmond, Virginia, Liberty Square in Greenville, South Carolina and 500 E. Main in Norfolk, Virginia. In addition, Riverstone owns a large land portfolio encompassing all sectors of the industry and several resort properties including The Jefferson Hotel, Kiawah Island Golf Resort and Sea Pines at Hilton Head. Throughout the portfolio there are several development projects ongoing including residential, retail and office.

DEVELOPMENT PROJECT MANAGER

The Project Manager will oversee several development projects that will include residential land development and vertical commercial construction. The position will be based in Richmond and will work in person from the downtown headquarters and on job sites. Some travel in the Southeast will be required as projects are launched.

 

CORE RESPONSIBILITIES

  • Reports directly to Riverstone Properties Principal
  • Responsible for day-to-day management of construction and land development projects
  • Construct projects within approved budgets and schedules
  • Provide appropriate level of on-site supervision
  • Oversee contractors and subcontractors
  • Analyze, manage and mitigate risks
  • Navigate site plan and permitting hurdles with various municipalities
  • Lead rezoning initiatives
  • Coordinate with private utility companies to provide electric power, fiber and natural gas
  • Ensure compliance with all environmental permits
  • Manage punch lists and work through street acceptance with local or state agencies
  • Manage letter of credit issuances and reductions related to development projects
  • Coordinate installation of signage
  • Participation on HOA boards and resident interaction
  • Prepare internal reports pertaining to job status
  • Assist in developing project budgets
  • Asist in analyzing new development opportunities
  • Visit properties on a regular basis

 

REQUIREMENTS

  • BS/BA degree required, preferably in a real estate, construction or finance related major
  • MBA or other graduate work a plus
  • Minimum of five (5) years of prior experience in real estate development or construction
  • Must possess solid quantitative, analytical and financial skills with the ability to create, interpret and analyze detailed financial analyses
  • Proficient in Excel, PowerPoint and Word
  • Must be well organized and possess strong negotiating skills
  • Must be comfortable managing contractors and negotiating with municipal employees
