Job Description:
The Real Estate Development Manager will assist senior developers in all aspects of bringing a project from concept to completion, including working with land sellers, overseeing design development, overseeing the underwriting and managing the pro forma, legal structuring, obtaining entitlements, securing financing, managing consultants, and closing. They must be a motivated self-starter and problem solver who thinks like an owner with a Company Builder mentality. We are seeking a hands-on, team-oriented passionate real estate professional who has a deep understanding of real estate development processes in the student and multi-family space. A person who enjoys working as part of a team and is comfortable with a wide range of responsibilities.

This role is based in Charlotte, NC, and will be remote-first and in-office as needed with the team. 

Required Job Skills:

  • Manage various phases of the development process for student or multifamily projects to realize the vision established for the project.
  • Represent Aspen Heights and act as a good example, both internally and externally, in accordance with the values, ethical guidelines and management systems of the organization.
  • Meet with clients, customers and community members to identify and strengthen business opportunities and source potential projects.
  • Analyze existing economic, demographic, market, and environmental variables to identify areas for expansion.
  • Write recommendations for how to proceed with various properties, neighborhoods and strategies.
  • Review sites to assess costs and needed steps for zoning, local ordinances, and acceptability.
  • Work collaboratively and transparently with our construction team to accurately underwrite costs associated with the project.
  • Collaborate on the construction process and maintain strong project controls to ensure the delivery of the project on time and within budget.
  • Manage contracts, scopes, budgets and schedules for consultants necessary to develop the project.
  • Serve as hands on, tactical support in project development through all stages of the process, including budget management, schedules, negotiating / writing agreements and construction.
  • Manage and update the proforma for the project, providing market and financial analysis as it relates to the project’s proposed lease terms.

Required/Preferred Qualifications:

  • BA/BS required in finance, real estate or business; MBA preferred.
  • Demonstrated expertise in student housing or multi-family industry experience required.
  • Self-starter with motivating personality, proactive and comfortable in a fast-paced, entrepreneurial, deadline driven environment.
  • 5+ years of industry experience, at least 4 years of financial analysis-heavy work preferred
