Director of Property Management Operations

 

WashREIT is a publicly traded company transitioning from a diversified REIT into a pure multifamily REIT and expanding from the DC metropolitan area into Southeastern markets.   We’re growing for sure!

To support this transition, we have created a new position for a Director of Property Management Operations to partner with our property and asset management leadership.  This individual will be responsible for providing leadership and guidance to our property leadership teams and implementing strategic business plans and budgets to drive maximum shareholder value while providing an outstanding employee and resident experience. 

You are a good fit if you have had progressively more responsible roles in multifamily property management, including site and regional management experience, have a strong foundational knowledge of multifamily management practices and have a fundamental appreciation for outstanding customer service.

In this role, you will be working a flexible 3/2 (office/remote)1 hybrid schedule.

 

PRIMARY RESPONSIBILITIES

  • In partnership with Sr.  Director and asset management team, implement strategic business plans and budgets for each property in portfolio to drive maximum shareholder value while providing an outstanding employee and resident experience 
  • Provide leadership and guidance to regional managers and site staff and property maintenance during property acquisitions and owner transition.
  • Assess and evaluate the outputs from the property management operations teams to ensure the return and value expected.
  • Develop initiatives for improved management efficiencies and/or performance. Communicate strategies in collaboration with property management team, define success, and benchmark performance in collaboration with analyst team.
  • Work with property management operations team to provide direction for and oversight of business plans, budgets, forecasts, analysis, and approvals. 
  • Partner with Revenue Management and Analyst team to provide feedback and guidance on pricing decisions of property leases and renewals. 
  • Review weekly and monthly reports to help in developing monthly, quarterly, and annual reporting for senior management and investors. 
  • Effectively communicate corporate policies and procedures to property teams, vendors, and partners.  
  • Partners with marketing team to prepares and implement marketing strategies to ensure annual revenue growth for the properties. 
  • Collaborates with construction division on capital projects and significant maintenance projects, partners with property management operations teams for planning, resident communications, and other logistics to ensure success. 
  • Support the recruitment, hiring, training and development of team members to meet property staffing requirements 
  • Champions company policies, processes and practices. 
  • Develops and fosters relationships with key stakeholders.  

REQUIREMENTS

  • BA/BS degree in Finance, Accounting, Economics, Real Estate, or related field preferred. 
  • Progressively more responsible roles in multifamily property management, including site and regional management experience. 
  • Strong property financial management skills, including budgeting, forecasting, financial statements, pro forma analysis, and market analysis. 
  • Advanced knowledge of MS Office (Excel and Word) required, as well as previous experience with industry specific management software, such as Yardi and Yieldstar. 
  • Demonstrated leadership and organizational management skills, including strong interpersonal skills. 
  • Strong customer service orientation and ability to champion through daily interactions.
