Description
The Development Cost Coordinator is a member of the development group and reports to the SVP of Development based in Atlanta. The Cost Coordinator will be responsible for managing project costs associated with real estate development projects including soft costs and construction costs throughout the construction process.
Qualifications:
- Two or more years of experience working for a development company / operator of multi-family product or construction company
- Advanced proficiency with Microsoft Excel, Word, and Power Point
- Understanding of the development process from acquisition to disposition
- Ability to establish and manage budgets, conduct contract administration, monthly reporting for debt and equity partners.
- Basic understanding of cash flows, payment processes, and contracts
- Passionate about development and construction and constantly seeking out new ideas
Responsibilities:
- Manage the project spend-to-date and forecasted spend for multiple projects including soft costs, hard costs, and change orders
- Coordinate and review all project costs with Construction Manager and Development Manager
- Prepare Construction draw requests and manage the corresponding fulfilment and compliance process in a paperless environment
- Process contracts and invoices through accounting software
- Serve as point of contact for invoice and payment for contractors and vendors
- Maintain Job Cost budgets in software
- Prepare Investment Committee updates
- Prepare internal reports, project trackers, and development updates
- Coordinate work flows between the development and accounting teams
- Perform other related duties as assigned
