JPI has an exciting opportunity for an Asset Management Analyst / Associate to join our Central Region team located in Irving, Texas.
 
The Asset Management Analyst / Associate will focus primarily on modeling and reporting, market research, tracking of performance metrics and strategy for a portfolio of newly constructed multi-family real estate projects. This position supports the Asset Manager/Operations Manager with analytics and due diligence required to meet the performance goals of each asset.  This position will also work directly with development, design and accounting departments.
 
 
Essential Functions and Responsibilities:
  • Design, develop and refine tailored real estate financial (e.g., cash flow, valuation, reforecast) and business models using Excel to support the decision-making process for real estate transactions
  • Prepare and maintain the weekly and monthly update performance reports on assets, including KPI’s and dashboard metrics– recommend strategies to meet/exceed goals
  • Perform necessary analytical tasks as related to the review of loan docs, appraisals, expenditures, insurance, investor reporting, draw requests and other tasks
  • Research and evaluate market data for asset's submarket community comp set; rents, concession, absorption, and new supply from firms such as Real Page, Costar and Witten Advisors
  • Review and provide feedback on variance reports for monthly operating statements, annual operating budgets and business plans for new assets.
  • Create sales packages and participate in due diligence for asset disposition.
  • Able to manage multiple projects/tasks simultaneously
  • Strong interest in multi-family product types that JPI develops – market rate, work-force, affordable, build-to-rent
  • Able to evaluate a property’s competitive strengths and weaknesses

Education, Work Experience and Physical Requirements:
  • Bachelor’s Degree in Business, Finance or related field
  • Targeting 1-4 years of experience in multi-family asset management
  • Ability to develop and maintain courteous and effective working relationships with clients, residents, vendors and/or any other representative of external organizations
  • Strong computer skills, preferably using Windows applications, budget systems, and Yardi/OneSite. 
  • Advanced to proficient level Excel skills is required 
    • ex: valuation modeling and reforecasting 
  • Strong organization skills and the ability to manage multiple projects and priorities
  • Ability to think both strategically and tactically
  • Excellent problem-solving abilities
