JOB SUMMARY
A premier fast growing private real estate investment and operating company is looking for a Project Manager with a can-do attitude to join the construction management team.
The Company’s portfolio is comprised of well-located multifamily properties in Class A locations in West Los Angeles. The Company is experiencing tremendous growth and is searching for a Project Manager to join a growing energetic, committed, and experienced team of professionals in an entrepreneurial environment. The Project Manager will focus on apartment unit renovations/conversions and other capital improvements typical to multifamily properties.
 
To succeed in the role, the candidate must be self-motivated, ambitious, organized, have strong time management skills and a sense of urgency for critical deadlines, and most important, be relationship oriented. We are looking for a candidate who can work independently and as a member of project teams. ESSENTIAL DUTIES & RESPONSIBILITIES
  • Participate extensively in the acquisition process, working to define and develop project budgets and schedules that will achieve profitability objectives while considering project-specific challenges
  • Set appropriate milestones, identify qualified team members, internal and external, to execute the business plan, focused on budget, schedule, risk mitigation and quality of end-product
  • Work closely with stakeholders, including internal team members, architects, engineers, general contractors, and subcontractors to develop relationships that meet project objectives while building long-lasting relationships to leverage for future projects
  • Provide oversight in managing all necessary resources throughout the entire project from start-up through closeout and ensure that project objectives are met regarding schedule, budget, and quality
  • Track progress of each project against goals, objectives, approved budgets, approved timelines and reports status and variances with action plans to address any discrepancies
  • It is expected that the Project Manager will “own” the projects from pre-construction through closeout.  This requires oversight of projects at a high level from beginning to end, including budget, costs, unexpected events, general performance, and overall progress against plan
  • Ensure that the day-to-day operations of projects are progressing smoothly, with effective communication to general contractors, property managers, and ownership
  • Mentor, train and coach staff on construction trends and risks to equip team members with the skills required to identify critical risks during preliminary screening of new investment opportunities
 
SKILLS AND ABILITIES
  • In-depth knowledge of intricate residential / commercial practices with general understanding of California State building codes (California Building Standards 2019 CBC) and Los Angeles, Santa Monica, West Hollywood, and Beverly Hills permitting requirements
  • Demonstrates ability to identify project risks, lead execution reviews, develop risk mitigation and contingency plans, and implementation of action plans to reduce or eliminate project risks
  • Experience leading multiple successful projects and maintaining relationships with external collaborators
  • Demonstrate capabilities to read, understand, and apply standard to complex documents affecting real estate projects, including but not limited to agreements/contracts, surveys and drawings
  • The ability to manage and embrace change.  Respond and adapt to new processes and new ways of looking at old problems

QUALIFICATIONS
  • Bachelor’s degree (BA/BS/BEng/BArch) from College or University in a technical area of studyor equivalent work experience is preferred
  • High degree of initiative and self-motivation; strong problem-solving skills
  • Experience managing multiple, multi-regional projects with different General Contractor
  • Ability to negotiate effectively with stakeholders and take desired action
  • Ability to anticipate change and consistently meet deadlines in dynamic environment
  • Ability to travel to visit sites and projects under construction
  • Ability to work on-call, after hours, weekend, and on emergency calls
