Description
The Transaction Manager will be responsible for supporting the procurement, marketing and closing of commercial real estate financing transactions.
RESPONSIBILITIES:
- Size and structure debt and equity transactions by applying fundamental valuation methodologies, identifying risks, and understanding industry dynamics.
- Analyze operating statements, capital improvement budgets, rent rolls, tenant leases and ground leases.
- Generate property cash flows and valuations using Argus Enterprise proprietary financial models.
- Model equity returns and waterfalls.
- Inspect real estate and complete detailed market research to substantiate underwriting assumptions.
- Prepare comprehensive offering memorandums, present findings to internal team, attain customer approval, and launch to market.
- Respond to financier transaction requests.
- Analyze term sheets and synthesize critical elements for customer.
- Assist in the negotiation of term sheets, applications, and commitments.
- Assist capital sources in ordering, reviewing and analyzing third-party reports such as property condition assessments, environmental reports, zoning reports, and appraisals.
- Assist in the transaction closing process.
- Continually research and understand the Washington, DC real estate market.
- Maintain working relationships with customers, lenders, equity sources, brokers, appraisers, attorneys, and other real estate finance professionals.
- Participate in meetings with customers to understand their financing objectives.
- Support the establishment and maintenance of a contact database of borrowers, capital providers, brokers, and others in the commercial real estate and finance industry.
- Assist with maintenance of office pipeline reports.
- Attend real estate industry trade functions.
- Ad hoc special projects.
QUALIFICATIONS:
- Bachelor’s degree in business, economics, mathematics, or other degree with analytical emphasis. If alternative degree, the individual must demonstrate analytical acumen.
- Four to seven years of underwriting/financial modeling experience.
- Understanding of real estate investment and financial concepts including risk and return, time value of money, core credit metrics, fundamental equity hurdles, and derivation of capitalization and discount rates.
- Extensive experience underwriting and structuring transactions across the capital stack.
- Knowledge of development and value-add transactions.
- Experience with the primary property types, including office, multifamily, industrial, retail, lodging, and self-storage.
- Experience with the loan closing process.
- Proficiency in Argus Enterprise, Excel, PowerPoint, Word, and Outlook.
- Strong oral and written communication skills.
- Ability to multi-task and manage time effectively.
- Excellent interpersonal, communication, problem-solving, and organization skills.
PREFERRED:
- Master’s degree in real estate or finance.
- Experience in a commercial real estate mortgage loan production office or equivalent.
- Fannie Mae/Freddie Mac multifamily production or underwriting experience.
- Familiarity with Salesforce or comparable customer relationship management platform.
