Job purpose

  • Manage acquisition and disposition process for a non-traded REIT. Understudy to current Chief Investment Officer.
  • The Acquisition Manager must have thorough grasp of acquisitions and dispositions process.  Must stay abreast of market for acquisitions and dispositions.  Must be able to manage analyst(s) and vendors to execute in efficient and timely manner.  Must be able to make sound recommendations on defining and refining strategies for market opportunities and negotiations.  Must be able to facilitate team environment. 

 

Duties and responsibilities

  • Design and implement both on and off-market strategies for property market and portfolio acquisition strategies
  • Review for accuracy and completeness financial models, projections, and analyses on prospective property acquisitions including underwriting and modeling
  • Prepare thorough investment materials and recommendations for C-suite executives
  • Responsible for analysis of market conditions impacting acquisition and disposition opportunities
  • Further develop current industry relationships and proactively build new relationships and potential deal-sourcing networks in support of the acquisition and investment strategy
  • Complete asset strategy reviews and hold/sell models
  • Prepare and update internal valuation models and memos
  • Facilitate and assist in the closing of debt financing
  • Source, rank, and position acquisition opportunities
  • Coordinate property/market research and investment analysis
  • Manage due diligence process
  • Manage closing process
  • Stay abreast investment and capital market trends
  • Produces thorough market coverage for designated areas
  • Ensures accuracy of investment analysis
  • Ensures due diligence process is thorough, well-coordinated and timely
  • Ensures closing process is well coordinated
  • Other duties as assigned by Manager

Key Measurement Areas & Metrics

  • Track opportunities for investment.
  • Measure total calls.
  • Measure initial analysis

Education & Qualifications

  • Bachelor of Finance or Real Estate related degree
  • G.R.I.T. with a strong servant leadership mentality
  • 5 - 10 years of challenging, fully functional commercial investment property acquisitions and dispositions experience
  • Knowledge of investment analysis
  • Managerial and negotiating ability
  • Knowledge of leasing, property management, accounting, asset management, equity, and debt finance

Working conditions/environment

  • Indoor Office Environment / Sedentary conditions: requiring sitting for extended periods of time, standing, bending, stooping reaching and occasionally lifting to 20 pounds, walking, fingering, grasping, hearing, communicating and repetitive motions
  • May be occasionally required to work overtime and/or on the weekends for special programs or events.
