Growing commercial real estate company based in Beachwood, OH is seeking a professional Property Manager to assist in the management of a portfolio of retail and commercial properties in Ohio, Michigan, New York, and Florida. Our team has decades of experience in the commercial real estate industry and we specialize in industrial, multi-use, office, and retail space.
KEY RESPONSIBILITIES
KNOWLEDGE AND SKILL REQUIREMENTS:
KEY RESPONSIBILITIES
- Complete routine inspections of properties and meet with vendors, city inspectors, and lender representatives.
- Negotiate and manage third party contractors and vendors and verify completion of work and quality control.
- Respond to property emergencies and take action to mitigate, restore, and repair damage.
- Build and maintain relationships with contractors and vendors to provide superior service and pricing available.
- Respond to tenant requests and perform Landlord work in a timely manner.
- Engage professionally with supervisors, team members, city officials, and inspectors.
- Prepare accurate annual budgets and manage expenses in line with those budgets to avoid large variances.
- Assist with the communications on rent collection and proper management of CAM.
- Prepare RFPs and obtain competitive bids for major repairs and maintenance contracts.
- Review and approve facility and vendor invoices for property expenses.
- Review monthly financial statements and assist with ad hoc financial reporting and variance analysis.
- Monitor and supervise tenant construction per approved allowances and ensure compliance with applicable building codes and rules & regulations.
KNOWLEDGE AND SKILL REQUIREMENTS:
- 5 years of retail, office and/or industrial property management experience.
- Strong working knowledge of Office 365 (Word, Outlook, Sharepoint) and intermediate to advanced Excel and spreadsheet skills.
- Experience working with MRI or similar property accounting software.
- Strong people and customer service skills and great attention to detail.
- Valid Ohio Driver's License with clean driving record and background check required.
- Self-Motivated team player with the ability to prioritize and work independently with minimum supervision.
