Description
The Controller will manage the day-to-day financial activity and reporting for a portfolio of real estate assets and construction projects for Ovation Senior Investments (the development side of MorningStar's business).
POSITION DESCRIPTION
Consolidated Portfolio
- Manage the day-to-day financial activity and reporting for a portfolio of Real Estate assets and Construction projects.
- Prepare financial documents, business reports, financial forecasts and statements and manage the cash planning of the consolidated parent company (OSI).
- Manage venture accounting/reporting (including covenant compliance) for Ovation and Ovation/MSL entities, including (when applicable) reporting for primary joint venture entity. May also include acting as point person for outside audits or reviews.
- Produce monthly/quarterly financial statements and cash forecasts for Ovation entities as required for bank or partner reporting and cash management (with consultation and review from outside consultants).
- Managing Treasury functions: disbursing funds, paying bills & capital calls
- Prepare bank reconciliations and balance sheet reconciliations
- Prepare payroll/vacation/benefits accrual
- Recording journal entries. Properly record transactions involving capital calls and distributions, purchase of new capital equipment
- Manage the accounting of select real estate investment properties (entries, wires) Analyze and explain Budget to Actual variances
- Ensure the accurate and timely submission of employee expense reports. Organization and recording of travel expenses and other business reimbursable.
Construction Projects
- Manage draw accounting for projects under construction and in pre-construction, including communication with partners and banks.
- Review and track general contractor monthly payment applications for accuracy in coordination with the Development Manger
- Setting up new entities in Accounting System and new bank accounts for new projects
- Assist in the closing process for new projects to ensure a seamless transition from the transaction team to accounting
Tax Matters
- Point person for tax filings, including creating and maintaining files for each Ovation entity. Understand and manage legal organizational charts and any ongoing changes with assistance and oversight from CFO/Controller and outside consultants.
- Analyze tax forms such as 1040, 1065, K-1’s, W-9’s, 1099’s, etc. in order to property record entries and prepare consolidated financial reporting. Assembling related information for outside tax consultant.
- Calculate, report and remit Sales and Use taxes

QUALIFICATIONS:

- Demonstrated success in all areas listed above
- Bachelor’s degree in Accounting, required. Bachelor’s degree in Finance or Business may be considered.
- Active CPA or CPA candidate, preferred.
- 6+ years accounting experience in Senior Living or Real Estate required.
- Solid understanding of GAAP and applicable regulations
- Use of Yardi accounting software highly preferred. Knowledge of other major software systems may be considered.
- Advanced Excel skills
Pay Range for this position is expected to be $135,000 – 145,000 annually.
