MIG Real Estate (“MIG”) is a private real estate investment firm located in Newport Beach, California. MIG owns and operates over $3.4 billion of real estate investments in multi-family, office, hotel, retail, and industrial properties located in the Western U.S. and sun belt states.  The company’s current investments include over 6,800 multifamily units.

 

MIG is currently seeking a qualified individual with at least 10 years of apartment experience to serve as a Development Construction Manager to lead the construction of a ground-up multifamily development in the East Bay, CA.  This exciting Class A development consists of 240 residential units over a one-story podium with common areas and retail as well as a 6 story parking structure. The ideal candidate will be highly organized and enthusiastic with strong construction management, financial acumen and interpersonal skills to lead project teams to meet stringent deadlines and budgets. MIG has a very active development pipeline and intends to invest in numerous future development projects.  Additional job responsibilities will be providing support in the pursuit, planning, and pre-construction activities for future developments.

 

  • Assist in the development process through design, entitlement, and financing:
    • Development project schedules, budgets, and scopes
    • Coordinate third party consultants and reports
    • Collaborate and coordinate with design teams in concept development, schematic, design drawings and construction documents
    • Assist in the preparation of financing request packages
    • Participate in the due diligence process and evaluation of proposed acquisitions
    • Assist with the management and coordination efforts to obtain entitlements, permits and rights required for initiating project development
  • Consultant/Contractor/Vendor Management:
    • Determine consultant/contractor/vendor selection criteria for assigned services and products
    • Pre-qualify consultants and contractors and create Request for Proposals
    • Review consultant/contractor/vendor proposals, perform side-by-sided analysis, make recommendations, and negotiate agreements
    • Manage consultant/contractor/vendor contracts and review and process invoices
  • Construction Project Management:
    • Lead the day-to-day oversight of construction
    • Attend project meetings and manage the review of Schedules, RFI’s, Change Order Requests, and Billings Review construction progress for quality of workmanship Report on project status, schedule, budget, and quality monthly to Executive Committee
    • Ensure all project inspections form City and 3rd party inspectors are being completed
    • Coordinate Owners vendors with project design and construction teams

 

Technical/Professional Knowledge

(Knowledge/Skills, Education and Experience)

 

  • Minimum of 10 years of development construction management experience with similar complex Multi Family projects.
  • A bachelor’s degree, or equivalent, required in Engineering, Construction Management, or similar.
  • Proficient in Microsoft Excel, Word, PowerPoint, and Project as well as web based project management software
  • A broad base of knowledge in design, construction, and understanding of the entitlement processes across multiple jurisdictions
  • Strong analytical and problem-solving skills
  • A working knowledge of pertinent industry terminology and methodology, i.e., finance, architecture, engineering, construction
  • Must be able to interact with various ownership entities, consultants, contractors, customers, and internal management
  • Ability to communicate effectively (orally and in writing) give clear direction and respond to inquiries
  • Ability to manage multiple tasks, and projects, simultaneously while meeting required deadlines
  • Ability to coordinate projects through planning, organizing, and coordinating tasks
  • Some overnight travel may be required
