SUMMARY

The Director, Asset Management is a critical member of the leadership team responsible for maximizing asset and portfolio financial performance, including NOI growth year over year by delivering tenant satisfaction and proper building performance. Under the direction of the Vice President, Asset Management, this individual is responsible for strategy execution of asset management plans to optimize revenue and expense control. As important is the ability to build and maintain close collaborative relationships. Bridging relationships with staff members, internal colleagues in operations, acquisition, construction and finance, as well as external third-party management firms and brokers is a necessary ingredient for success. This is an operations and management role overseeing a multi-site portfolio of multifamily and mixed-use assets.

 

Essential Responsibilities (included but not limited to):

· Primary representative of the portfolio working with internal and external property managers to review, evaluate and optimize asset performance.

· Oversee 3rd party property management firms and collaborates with inhouse property management to ensure optimal property performance through strict systems and controls.

· Prepare and review monthly and quarterly performance reports for ownership and relevant stakeholders, as well as weekly/monthly project updates as needed.

· Oversee and manage annual budget preparation to include capital improvement initiatives, monthly, quarterly, and annual reporting for senior management.

· Analyze property financials and performance metrics in pursuit of maximizing revenue and minimizing expenses.

· Provide recommendations and implement changes for property improvements based on thorough analysis and experience.

· Complete property inspections monthly, as part of monitoring property performance, management execution and property capital needs

· Review and monitor property occupancies/vacancies, operating expenses, cash flows, debt service maturities and monthly budget variance reports.

· Continually collaborate with internal and external stakeholders on short- and long-term strategies, business plans and performance targets.

· Monitor and report asset performance against objectives and benchmarks.

· Oversite of retail leasing on new and renewal deals for mixed-use assets, in collaboration with third party brokers, tenants, and legal counsel to execute on lease transactions.

· Responsible for the lease-up and stabilization of each property in the portfolio, including oversight of marketing plans and programs to maintain occupancy rates.

· Review weekly reports to track leasing, occupancy and market analysis to identify trends and target occupancy variances.

· Assist in conducting due diligence and transition modeling for new acquisitions and dispositions.

· Collaborate with the Vice President, Asset Management to prepare narratives for investor reporting.

· Enforce benchmarks, policies and guidelines to ensure results and consistent best practices.

· Problem solve asset level issues through research, analysis and implementation.

· Develop vendor management strategies to support corporate objectives for a broad range of services across all sites.

· Visit properties on a frequent basis to keep up to date on all issues and ensure the highest possible standard of building conditions and facilities management.

· Partner with the development team during the planning and lifecycle of the deal prior to completion for an effective and efficient transition.

· Monitor governmental notices and regulations related to operating assets. Proactively address compliance issues, when needed.

· Other duties, as assigned.

Qualifications

· 5-8 years of overall experience in multi-family real estate operations and asset management.

· In depth understanding of multi-family real estate investment portfolios, asset and property management and corresponding market analysis.

· Successfully managed a geographically diverse multi-site portfolio.

· Demonstrable asset management technical skills and process improvement experience in real estate environment.

· Excellent financial acumen, with a thorough understanding of financial statements and reporting.

· Effective interpersonal skills with the ability to develop and foster internal and external relationships.

· Travel to properties across the nation will be required

· Degree in Business, Finance, Real Estate Management or related field or equivalent experience.

· Strong computer proficiency, especially Excel.

· Proficient with internet research and software tools.
