MIG Real Estate (“MIG”) is a private real estate investment firm headquartered in Newport Beach, California. MIG owns over $3.2 billion of real estate investments in multifamily, office, hotel, retail, and industrial properties located primarily in the Western U.S. and Sun Belt states.  The company’s current investments include more than 7,300 multifamily units, 2,300 hotel rooms and 3 million square feet of retail, office, and industrial/flex.

 

MIG is currently seeking an exceptional individual for our Multifamily Asset Management Analyst position. This individual will primarily support the Company’s multifamily portfolio through financial review, asset management, project management and implementing innovative new initiatives.

 

This key individual will report to the Director of Multifamily Asset Management to assist in the management, monitoring, and performance improvement of MIG’s multifamily properties.

 

PRIMARY JOB TASKS AND RESPONSIBILITIES:    

  • Support the Director, Senior Asset Managers and Revenue Manager in managing the existing multifamily portfolio and providing assistance to the Portfolio Management team through their underwriting, acquisition and financing processes.
  • Collaborate with MIG operations teams, including Asset Management, Accounting, Portfolio Management, Development, Construction Management and Technology to formulate and execute strategies to maximize portfolio value through knowledge of real estate markets and multifamily operations.
  • Assist in developing portfolio standards and benchmarking on all value-add programs for existing and proposed projects.
  • Assist in optimizing property performance through reviewing financial reports, formulating, and executing short-term and long-term asset management strategies, regular site visits to engage with on-site staff and regional property managers.
  • Monitor, analyze and evaluate property performance against relevant internal and external benchmarks to drive above-market performance.
  • Prepare regular reports (weekly, monthly, bi-annually and annually) on leasing, financial, key operating metrics and capital performance.
  • Prepare and track capital plans and interior renovations while regularly monitoring market comps’ capital and interior renovation programs and relative rent achievement.
  • Assist in discovering, assessing, and implementing new technologies that drive NOI and increased property values.
  • Assist in managing the portfolio through project tours and regular project meetings.
  • Conduct regular market surveys and property tours to track and understand market conditions in target market areas and to evaluate existing asset performance relative to market.
  • Assist in preparation and review of annual project budgets and business plans.
  • Support quarterly reforecasting of the multifamily portfolio for performance expectations and cash flow projections.
  • Conduct regular review/test of marketing/advertising channels for effectiveness and ROI.
  • Monitor online presence including website, ORM, ILS, review sites, etc.
  • Assist in supervision of various third-party providers (property managers, construction managers, etc.) in adherence to contractual obligations.
  • Track market trends using a variety of demographic, financial, real estate and economic data.
  • Other asset management duties as assigned.

 

QUALIFICATIONS AND QUALITIES:

  • Bachelor/Master Degree in Real Estate, Finance, Mathematics or Economics
  • Prior experience in multifamily real estate preferred
  • Knowledge of real estate financial modeling
  • Advanced knowledge of Microsoft Excel including sorting/working with data, querying data sources and building financial models
  • Excellent communication skills, both oral and written
  • Excellent computer and organizational skills
  • Ability to manage multiple projects with shifting priorities
  • Periodic travel to assets and target markets required
  • Ability to be flexible with work hours to accommodate demands of transactions, closings, internal presentations, meetings, etc.
