Senior Property Manager –

Santikos is looking for a property management champion to help maintain and lead its approximately 1,250,000 square foot owned real estate portfolio including shopping centers, offices, industrial buildings, raw land, and theater assets. You’ll represent the company with a focus of tenant relationships and directing your property management team including working with Santikos’ in-house facilities, asset management, construction management, accounting, and its department leaders.   

 

What would I be doing in this position?

 

  • Serve as captain for Property Management team for all day-to-day operations including overseeing and directing your three-member team
  • Serve as a primary interface for our tenants building phenomenal daily relationships focused on service and tenant retention
  • Act as the primary contact for tenant issues, questions, and emergencies including keeping your cool, delegating as team lead, reacting reasonably, sound, timely to resolutions and responses  
  • Coach, lead, and mentor your property management team to create greatest efficiencies, quality production, in a cohesive, fun, fulfilling, and supportive environment
  • Provide suggestions, ideas, and solutions based on your experience and creativity for making the property management team, department, and tenant relations more efficient and effective 
  • Manage vendors to ensure contracted work is performed to expectations including meetings to inspect scheduled work on properties for outstanding partnered relationships  
  • Welcome new tenants to the Santikos family including PM team introductions, space walk-through’s, lease summary reviews, and payment portal set-ups
  • Facilitate tenant move-out meetings including inspection of premise, correcting any space deficiencies or repairs, working with real estate accounting to close tenant accounts.    
  • Verify, monitor, enforce building codes, laws, and leases obligations  
  • Message tenant notices and take needed action including special event announcements, emergencies, new processes, rental delinquencies, defaults, and evictions
  • Monitor rent collections and follow-up with tenants on outstanding balances including meeting with asset management to discuss suggested action needed
  • Lead forecasting of operating expense budget estimates, monitoring and tracking actual expenses including presenting your results to asset management   
  • Inspections of properties and visits to tenants to ensure assets are in top class condition and address any concerns with tenants
  • Work with construction manager on any work affecting assets and tenants
  • Lead and support special real estate projects  
  • All other related tasks as directed by management personnel


What education or experience do I need to have to qualify?

  • Associates’ degree, or Certification in Commercial Real Estate, Business, Management, or related field required
  • Bachelor’s or graduate degree in Real Estate, Business, Management, or related certification preferred
  • Experience of 5+ years in Commercial Property Management with an emphasis in retail and office asset types; leadership experience preferred
  • Certified Property Manager (CPM) Designation preferred
  • A driver’s license with clean driving record, with access to a personal vehicle

  • Proficiency with Microsoft Office products
  • Excellent written and oral communication
  • Critical thinking skills a must; think before act mentality
  • Ability to take direction, delegate appropriately, take accountability, and use all resources to complete tasks independently or with others
  • Working knowledge of general commercial construction and remodeling
