Purpose of the Job
The Investment Management Intern will rotate between Bell’s Asset Management, Investments, and Portfolio Management teams as well as work cross functionally with other Bell team members to serve residents, employees and business partners.
Asset Management Aspects of This Internship
• Work closely with Asset Management associates during the acquisition process to complete market surveys to determine the targeted acquisition position and pricing, pre- and post-renovation, relative to the target property’s current and future comps
• After asset acquisition, work closely with asset managers in preparation of final asset plans, finalizing renovation cost and expected premiums, updating returns and highlighting any other risks/opportunities identified post-closing
• Evaluate local markets using market research data to identify changes and trends, and the related impact on real estate values and investment strategies – specifically focusing on how new supply affects property performance
• Assist in preparation of investor updates and quarterly reports, as well as internal Bell presentation materials
• Review monthly financials and analyze property performance relative to budgets and business plan targets
• Prepare analyses and consolidate information for presentations
• Assist with special projects and ad-hoc information requests
Investments Aspects of This Internship
• Participate in routine investments team calls
• Understand the necessary files and resources used in the underwriting process
• Review prior initial and final investment committee memos to understand what assets are currently owned by Bell, and how to articulate a potential investment
• Work with team to train and become proficient in the tools that are used to execute on the investments team
• Assist in underwriting potential investments, understand all of the nuts and bolts (proforma, market survey, ad-hoc analysis, etc.)
• Tour potential investment opportunities with Bell deal team and sales broker
• Eventually become able to underwrite a basic potential investment, present summary for review and feedback by investments team
• Understand the role of brokers and the marketing process (both on buy and sell side)
• Understand that brokers are always trying to “sell the dream” and to take their underwriting and opinions with a grain of salt (i.e. “trust but verify”)
• Choose and begin working on summer-long project, to be discussed, brainstormed, and decided upon with the help of Investments team • Assist with investment origination, due diligence, and financial modeling to support the continued growth of the commercial mortgage loan and real estate equity portfolios • Prepare and present investment recommendations to senior leadership for investment selection and approval • Analyze and evaluate economic data, local market research, property comparables, and tenant financial information to support risk assessments, valuations, and decisions for multifamily, industrial, office, and retail property types
Portfolio Management Aspects of This Internship
• Introduction meetings (virtual) with Asset Management team
• View Bell Core Fund live materials and Investor Relations Correspondence
• Participate in underwriting an acquisition and review process
• Review and participate in due diligence process
• Review market survey and rent recommendations process
• Review Fundraising Materials (PPMs, DDQs, and supporting legal documents) and process
• Gain understanding of Bell Core Fund Financial Model
• Review Bell Core Fund Pitchbook and overall investor outreach strategies
• Review special situation assets
• Review dashboards, operating statements, and monthly reports
• Gain exposure to property tax and retail components of commercial real estate
What You Need To Be Successful as a Bell Intern
• A willingness to learn
• Must have basis understanding of the real estate industry with a demonstrated interest in a career in real estate investment and/or asset management
• Must have advanced MS Excel skills
• Must demonstrate strong analytical, writing and research skills, and a high level of attention to detail and accuracy
• Must be highly organized, able to prioritize multiple projects and be able to independently identify and solve key business problems
• Must be self-motivated, resourceful and proactive, both with respect to managing workload and professional development
• Must have completed Sophomore year of college, with a major or coursework in Finance, Real Estate and or another related field required
