SCI, the leader in real estate executive search, is seeking a Vice President, Capital Markets responsible for the oversight and procurement of debt and equity financing for industrial real estate acquisitions and developments for Brennan Investment Group, a privately-held, national industrial real estate platform.

The VP will report to the Chief Investment Officer, with a “dotted line” reporting relationship to the Chairman/CEO. The VP will assist senior management in implementing Brennan's capital funding, investment and capital risk management strategies in a manner that achieves and exceeds the investment and business objectives of the company. This position is primarily responsible for a) procuring debt and institutional equity for prospective investment opportunities and b) developing and managing the company’s debt and institutional equity capital relationships for developments, acquisitions, and refinances/recapitalizations.

Duties and responsibilities

  • Oversee the underwriting, structuring, and sourcing of debt and equity capital with existing and prospective new investors/lenders, as required for transactions undertaken by each of Brennan's regional offices.
  • Prepare/negotiate term sheets for both lenders and institutional equity investors (including negotiating split structures) and manage equity investor and lender due diligence.
  • Manage relationships with Brennan’s existing lenders and institutional equity investors.  This includes creating and managing a robust contact database that records and tracks communications with existing and new lenders and institutional equity partners.
  • Networking and developing new relationships with prospective lenders and institutional equity investors. 
  • Participate in the design and implementation of institutional equity investor relationship management activities, including “road trips” with Brennan senior management to meet with prospective domestic and international equity investors.
  • Provide necessary assistance, with help from analysts to complete equity and debt memorandums for institutional equity investors and lenders.
  • Work with Brennan’s legal department and diligence department to review all capital funding documents, including JV Agreements and loan documents. Ensure project financing terms and conditions, guarantor liability and covenants, and cash management/default “trigger” events meet the company’s and our equity partners’ requirements.
  • Work with Brennan’s Executive Director of Investment Underwriting and his team to ensure both lender and equity partners are ready to close and fund on the acquisition.
  • Collaborate internally with Brennan’s regional offices and various departments within the organization to provide a capital markets perspective into the overall business strategy processes.
  • Prepare presentations to Brennan’s Executive Committee to advise on and supplement Brennan’s business strategic decision-making and reporting.
  • Manage existing loan maturities utilizing debt management software
  • Attend Investment Committee meetings and pipeline calls to provide insight to regional officers on debt and equity underwriting assumptions.
Qualifications

The VP is expected to prioritize and balance workload to complete projects in a timely and efficient manner, while maintaining attention to the transaction’s critical details. The VP will need to balance the need to satisfy deal requirements while meeting the transaction deadlines. The VP must be a team player who interacts effectively with coworkers and Brennan’s institutional equity partners/lenders. The VP must be able to work a flexible work schedule as necessary to accommodate fluctuating business demands.

The VP should have a minimum of 7 years of commercial real estate investment and capital markets experience, including commercial real estate debt and equity capital transaction experience with various debt and equity sources, including but not limited to relationships with investment banks, private equity and debt funds, life insurance companies, mortgage bankers, and foreign investors. The VP should have proven ability to operate effectively in an entrepreneurial environment and to possess ability to handle cross-functional business initiatives with limited oversight.

Additional qualifications include:

  • A track record of capitalizing real estate projects, demonstrating an ability to contribute to the sourcing, structuring and closing of debt financings and equity joint ventures with real estate capital providers.
  • The ability to assess and analyze a variety of capital structures and make recommendations on the most attractive proposal.
  • Excellent verbal and written communication skills and an ability to work effectively with a diverse range of peers, management and executives.
  • Experience and reputation with mortgage brokers, real estate investors, financial institutions, and other real estate professionals.
  • Ability to work efficiently and productively in a changing environment; experience managing multiple projects at once and setting and maintaining deadlines.
  • Ability to travel approximately 10-15% of the time.
  • Advanced skills in Microsoft Office Suite (Excel, Word, PowerPoint, Project and Outlook).
  • Experience with Argus (DCF and AE) is a plus.
  • Exceptional attention to detail and organization skills.
  • BA or equivalent degree is required.
