JOB SUMMARY

The purpose of this position is to run, lead and execute the delivery of larger and/or regional portfolio plans, occupancy strategies and work environment solutions. Drives consistency of delivery and incorporates standard methodologies from industry/other regions. Key partner to strategy team driving vision across given region. Leads team of planners and MAC coordinators and serves as key contact of business units for workplace solutions within a given region.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Serves as primary collaborator with Business Division(s) and client teams to understand business direction and changing workplace needs. Applies knowledge to forecast space requirements and develops space needs based against business and market conditions. Develops executable plans to support the business needs, corporate objectives and initiatives.

Provides input and oversight with team in the preparation of spatial solutions in programs available.

Presents solutions to key business partners and confirms accuracy based on program data.

Coordinates the creation of conceptual solutions that respond to client's spatial requirements. Presents solutions to clients and responds to critical suggestions and adjusts solutions within corporate guidelines.

Develops, maintains and provides reports, including agreed upon critical success factors or significant metrics, on measures of work environment efficiency, effectiveness and expression. Attends Client meetings, draft meeting minutes and acquire approvals to proceed when required. Conduct interviews and discussions with the client to collect, coordinate, and synthesize project requirements, functional, operational and cultural issues.

Coordinates portfolio level solutions (within region) with team based on program data. Works with key business liaisons to develop and validate program data.

Coordinates preparation of migration/origination plans, schematic schedules, stack and block fit plans.

Builds and implements schedules of critical path and landmark events. Serves as the primary point of contact throughout the Migration Planning Process. Maintains detailed knowledge of current and future space needs and understanding of the business direction and changing workplace needs.

Implements change management process for unplanned and special project requests. Provides case analysis and documentation that meet the Client's requirements and are consistently in alignment with Client's goals and objectives.

Coordinates (and assists) the creation of occupancy plans and their alignment with business and corporate strategy within region. Establishes primary goals for team delivery of each project.

Partners with client leadership in researching, evaluating, and improving client and service delivery processes. Ensures scope of work is in compliance with statement of work and contracted service level agreements.

SUPERVISORY RESPONSIBILITIES

Provides formal supervision to a team of employees within a regional or operational area. Recommends staff recruitment, selection, promotion, advancement, corrective action and termination. Plans and monitors appropriate staffing levels and utilization of labor. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies.

Leads by example and models behaviors that are consistent with the company's values.

QUALIFICATIONS

EDUCATION and EXPERIENCE

Bachelor's degree (BA/BS) from 4-year college or university and a minimum of 7 to 10 years of directly related experience to the delivery of strategic planning services; or equivalent combination of education and experience. Proven experience in management.

AutoCAD drawing experience is required.

CAFM software experience is preferred.

CERTIFICATES and/or LICENSES

Professional Registration in Architecture or Interior Design required.

Certification in Corporate Real Estate, LEED or Facilities Management preferred.

INTERPERSONAL SKILLS

Excellent written and verbal communication skills. Strong interpersonal and analytical skills.

Ability to provide efficient, timely, reliable and courteous service to customers. Solid understanding of the need for discretion when taking care of sensitive information and demonstrates the ability to act accordingly.

Ability to respond effectively to sensitive issues.

FINANCIAL KNOWLEDGE

Requires sophisticated knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.

REASONING ABILITY

Ability to comprehend, analyze, and interpret sophisticated documents. Ability to address problems involving several options in situations. Requires sophisticated analytical and quantitative skills.

OTHER SKILLS and/or ABILITIES

Proficient with word processing, spreadsheet, desktop publishing and CAD/CAFM software including MS Office Suite (MS Project, PowerPoint, Excel & Visio). Detailed understanding of clients data bases systems.

Ability to provide efficient, timely and reliable service to client(s). Ability to present information in an effective way. Ability to respond effectively to sensitive issues.

SCOPE OF RESPONSIBILITY

Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department.

*CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the position is $125,000 annually and the maximum salary for the position is $160,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program.
