Role: Director of Asset Management

Reports to: Chief Investment Officer

Company: Ascent Equity Group

Requirement: 10-20 hours per month per property

SUMMARY OF POSITION

The Fractional Asset Manager will help oversee a portion of the Ascent portfolio starting with the Phoenix properties. This could eventually expand to the rest of the portfolio. The manager will work with the chief investment officer to ensure that the ongoing strategic business and financial plan of each asset is achieved. This is a hands-on role responsible for driving results throughout the entire portfolio and leading a team responsible for portions of the portfolio. Utilizing an ownership mentality, this individual reviews financial and monthly performance to make decisions and drive action that ensures assets are performing at the highest level and meeting and exceeding investor expectations.

What you have already achieved (Requirements):

  • 4-7 years experience in Portfolio or Asset Management with a strong emphasis on operations in value-add multifamily

  • At least 2 years managing a large multifamily portfolio

  • Advanced analytics and modeling skills

  • High-level proficiency with Excel and Google Suite

What you are great at (Responsibilities):

  • Act as owner's rep on Ascent’s deals and eventually, portfolio, recommend and review business and capital plans

  • Be able to roll up your sleeves and really dig into what is driving value at our properties. Understand the ins and outs of a value-add renovation program. 

  • Assess the performance of the assets relative to original underwriting strategies or business plans and industry benchmarks. Report, and present findings and actionable recommendations to management on monthly and quarterly performance relative to the original underwriting strategies or business plans and industry benchmarks.

  • Lead Annual Budgeting and Approval Process for all assets and 3rd party managers. 

  • Complete/Review Monthly variance reports and draft and implement corrective plans for any properties under budget

  • Build Teams. Look for ways to bring on additional talent going forwards, and set up scalable talent attractor mechanisms

  • Lead your portfolio operations data analysis, to provide actionable data on our portfolio and build action plans based on that data

  • Lead Dispositions across the portfolio including obtaining and managing BOV and valuation process

  • Constant and Never-Ending Improvement with an eye toward future growth and scalability. Seek to get faster, more precise, less redundancy, etc. for repeatable activities. Solicit feedback from other groups for best practices.

  • Complete portfolio operations data analysis leveraging Appfolio  

  • Hold third-party property management companies accountable to business strategy and achievement of budget expectations through weekly performance update meetings, monthly reporting, and ongoing communication

  • During large asset improvement and renovation programs, perform property walks, and inspections to ensure adherence to plan, budget, and quality expectations.

  • Keep Active Campaign and any other core systems up to date at all times
