Sr. Asset Management Analyst - Real Estate Position Description

 

 

Olympus Ventures LLC (“Olympus”) is a private investment company that oversees a diverse commercial real estate portfolio consisting of core, core-plus, value add and development of industrial, office, healthcare, multi-family, and self-storage assets. Properties are owned directly or through joint venture co-investments with qualified operating partners and are geographically dispersed nationally in primary and secondary markets.

 

POSITION SUMMARY:

The Sr. Asset Management Analyst – Real Estate will play a key role on the real estate team, working across the entire platform, supporting the asset management team with portfolio- and property- level financial analysis, forecasting and reporting. The role will also collaborate with the development and acquisitions team, primarily focused on assisting in the market analysis, due diligence and underwriting of new development deals and follow-on approvals of secondary phases of multi-building development parks.

 

PRINCIPAL ACCOUNTABILITIES:

The primary duties and responsibilities of this position include the following:

 

Asset Management (50%):

•The qualified applicant will have the unique opportunity to act as an understudy to Investment Managers in the day-to-day work of achieving expected portfolio performance.

•Support Asset Managers in the creation of asset plans that incorporate the real estate strategy and acquisition business plan with the leasing, operational, and financial components of the assets to maximize the financial performance and value of each property.

•Assist Asset Managers with developing investment memos for follow-on investments in programmatic development commitments.

•Prior experience with the financial management of development projects and construction draw administration is required.

•Track investment performance of assets, generating quarterly and ad-hoc investment reporting.

•Monitor performance of assets relative to budget, underwriting, and historical performance and compare same to industry indices.

•Assist Asset Managers with lease negotiation and analysis.

•Assist Asset Managers with lease commission and tenant improvement administration.

•Assist Asset Managers with budget-to-actual variance reviews, including revenue management and expense controlling.

 

Portfolio Analytics (30%):

•Support the Director of Asset Management in developing a more robust toolkit of portfolio analytics.

•General understanding of revenue management and cost control in an operating real estate portfolio is required.

•Prior exposure and understanding of capital markets, including structuring and administration of an investment capital stack is required.

•Requires a strong point of view on data sourcing, data management and operating definitions.

•A strong sense of priorities, including building and managing critical date reminder engines is required.

•Required broad-to-narrow thinking – an ability to easily pivot from portfolio to single asset understanding.

•Previous experience developing dashboard views with data-slicers on key performance metrics a plus.

•Prior experience with roll-ups or consolidated accounting a plus.

•Prior experience with MRI or similar real estate accounting software a plus.

•SQL or other data query and analytics exposure a plus.

 

Portfolio Administration (20%)

•Support the Director of Asset Management and the Finance and Accounting team in driving and achieving key portfolio administration tasks.

•Coordinate the annual budgeting calendar and the production of all budgeting deliverables.

•Keying budgets to Argus for cash flow projections.

•Coordinate the annual expense reconciliation process and the production of all communication between property management and tenants on this important aspect of budget administration.

•Coordinate the annual re-forecast process. Building on the annual budget; coordinate with Asset Management, Finance & Accounting on producing the annual re-forecast and related executive communications.

•Coordinate the quarterly distribution calendar and the production of all distribution and investor relations deliverables.

•Prior experience with Argus required.

QUALIFICATIONS/REQUIREMENTS:

Candidates for this position must be able to demonstrate:

•Minimum Work Experience: 3-5 years related commercial real estate experience.

•Strong real estate financial modeling, finance/analytical skills and problem-solving ability.

•Strong working knowledge of Argus, MRI and Excel.

•Strong organizational skills with the ability to prioritize and juggle multiple projects simultaneously.

•Experience or previous knowledge in data visualization / managerial dashboards a plus.

•The ability to make timely decisions supported by sound analysis, experience, and judgment.

•The ability to consistently meet internal deadlines, sometimes requiring extended work hours.

•Self-motivated and able to work independently, as well as part of a team.

•Excellent communication and interpersonal skills.

•Curiosity in anticipating future trends and assessing the impact on our business.

 

EDUCATION: Bachelor’s degree in Real Estate, Accounting, Finance, Economics, or related field. Real-estate focused credentials – e.g., CCIM, RPA, CPM, etc. a plus.

 

KNOWLEDGE, SKILLS & ABILITIES:

Analytic Skills:

Ability to analyze financial statements and Argus runs.

 

Communication Skills:

Must have strong organization and communication skills (both written and verbal) as the position requires significant interaction with many people.

 

TRAVEL & WORK ENVIRONMENT:

This job is not meant to be worked remotely, although occasional travel may be required.
