Our current opening is for an experienced Acquisitions Manager is responsible for supporting the deal captains in their day-to-day execution of potential investment-related transactions. The Acquisitions Manager must function efficiently and effectively in a professional environment as this position typically handles highly critical, confidential, and sensitive materials. This position requires a strong analytical background and understanding of net lease properties. In addition, the Acquisitions Manager should be familiar with finance, accounting, and property underwriting.

Specifically, the Acquisitions Manager will have responsibility for:

Transaction Execution

  • Coordinate day-to-day execution of potential investment-related transactions
    • Includes preparation of relevant documents such as confidentiality agreements/non-disclosure agreements and letters of intent
  • Analyze transaction structures, economics, and property underwriting
    • Includes evaluation of real estate market, store-level performance, and other transaction details
  • Manage transaction process and information flow between internal (Credit, Legal, Accounting, and Investment Committee) and external groups (brokers, developers, investment bankers, and corporate real estate officers)
  • Present proposed transactions to the Investment Committee
    • Preparing and maintaining the Investment Committee spreadsheets and transaction summary

Business Development

  • Facilitate in-person meetings and participate in calling efforts
    • Use in-depth knowledge of products and relationships, as well as third-party products to work with VPs and AVPs in identifying business needs
  • Research new opportunities and conduct industry research

Aggregation

  • Manage day-to-day operation of the Aggregation Program
    • Source and execute real estate acquisitions using a streamlined process
    • Engage the brokerage and development communities regarding prospective deals and market data
  • Regularly update criteria for pre-approved tenants and propose additional tenant groups for the program
  • Reporting – tracking executed transactions, ongoing opportunities, and program totals in the Pipeline and Deal Log spreadsheets

Miscellaneous

  • Update competitor benchmarking analyses as required
    • Highlight earnings call commentary for competitors on a quarterly basis
    • Provide details on competitors' acquisition activities
  • Reporting: generate, maintain, and publish periodic reports/industry tracking pieces used for management of the business and presentation to the senior executives
    • Responsible for updating and compiling files and documents necessary for reporting purposes (weekly pipelines, Board tables, earnings call commentary, etc.)
  • Special projects: opportunity to work on ad-hoc projects

Performs other duties as assigned.

Education and Experience:

  • Undergraduate degree: B.S. or B.A. from a top academic institution with an emphasis on finance, accounting, and/or other related field of study
  • Previous work experience: 1 or 2 years of work experience: investment banking, principal investing, and/or corporate finance experience strongly preferred

    • Mapping software skills (MapInfo/AnySite, Google Earth Pro, MS Streets & Trips)

    • Excellent time management, ability to prioritize tasks from other sources, and make adjustments in a manner to complete all tasks
    • Self-motivated; determined to make improvements, including ability to identify and discontinue unnecessary tasks in order to take on more meaningful ones, generate ideas for streamlining department's operating procedures and/or file retention systems, implement after approval by department head
