SUMMARY

 

Rialto is a leading commercial real estate investment management, asset management, and finance company focused on raising, investing and managing third-party capital, originating and securitizing commercial mortgage loans, and investing its own capital in loans, real properties and real estate securities.

Rialto’s CMBS Performing Loans Consents Group is seeking an Associate that possesses prior experience with commercial real estate loan and credit analysis.  The CMBS Performing Loans Group evaluates various real estate transactions affecting CMBS loans including leasing matters, property sales, transfers of equity in organizations, hotel franchise agreements, and changes in property management.  This position will focus on the review and processing of Borrower requests on performing loans.  The Associate will gain exposure to a wide range of commercial property types while reviewing these requests.  Strong written and verbal communication skills are vital to this role as the Associate will be dealing with sophisticated institutional investors as well as making credit recommendations to senior management.

KEY RESPONSIBILITIES

  • Underwrite performing loan requests for reserve disbursements, property manager changes, lease approvals, loan assumptions  and other requests as needed from time of assignment through closing stages
  • Ensure all requests are handled in compliance with the terms of the related Loan Documents
  • Perform property-level quantitative credit analyses including: debt service coverage ratio calculations, debt yield calculations, property specific cash flow analysis, tenant roll, and possibly other financial analysis/modeling in order to formulate and substantiate a credit recommendation
  • Analyze property operating performance through review of operating statements, rent rolls and leases
  • Evaluate and abstract third-party reports, loan documents, service contracts and leasing / listing agreements
  • Communicate effectively with internal and external parties including borrowers, legal counsel, property managers, vendors, and other Rialto departments
  • Negotiate complex transactions
  • Perform research on various real estate markets throughout the U.S. and communicate with brokers in these markets
  • Draft credit recommendation memorandums and present your conclusions to senior management 

BASIC QUALIFICATIONS

  • Bachelor’s Degree in Real Estate, Finance, Accounting or related business field preferred
  • 3+ years of related experience in commercial real estate, property underwriting, loan servicing, or other related field
  • Proficiency with Microsoft Office
  • Strong work ethic and attention to detail
  • Ability to manage time effectively while handling a variety of projects
  • Prior underwriting experience
  • Broad commercial real estate experience in multiple property types a plus
  • The ideal candidate would have a strong understanding of loan documents or demonstrate the aptitude to quickly become familiar with loan documents
  • Strong written and verbal communication skills
  • Ability to multi-task and collaborate within a team setting
