Role Value Proposition:

MetLife Investment Management (MIM) is seeking a senior leader to join its Real Estate investments group as Managing Director and Head of Asset Management.  Reporting directly to the Head of Equity Investments in MIM Real Estate, this executive will be responsible for the asset management function, including staffing, execution, and performance management, across the organization.  MIM Real Estate currently manages approximately $25 billion gross AUM of direct investments nationally across office, apartment, industrial, retail, and hotel property types for internal (general account) and external institutional clients, with annual acquisitions volume of $2-$3 billion and operating income exceeding $1 billion.  In addition to direct investments, MetLife is among the largest mortgage lenders in the US, with a portfolio in excess of $50 billion.

 

 The MD, Head of Asset Management, will work across seven regional teams to drive consistent, proactive asset management at the national level and ensure resources are allocated optimally across the entire portfolio.  He or she will oversee the annual business plan process and administration, teaming with key internal stakeholders such as portfolio management, finance, and IT. This leader will be responsible to deliver expertise and recommendations on asset management integration in the acquisition process, communicate key underwriting and investment strategy assumptions, anticipate and address physical property issues, and participate as a voting member of the Investment Committee.

 

The successful candidate will set standards and policies for engagement of property management and leasing firms and be expected to foster and maintain key service provider relationships.  He or she will oversee operational excellence and sustainability initiatives across the portfolio, including scoring for key third party and fund accounts.  In addition, the ideal candidate will be a thought leader in the space, representing MIM Real Estate internally and externally to investors, promoting best practices across the platform, and growing real estate operating expertise across the regions.   

 

MetLife has a rich history of over 100 years of real estate investing, including the financing of Rockefeller Center and the Empire State Building, and is involved in the development of leading properties in major cities throughout the US. Since launch in January 2014, the MetLife Core Property Fund has maintained top quartile performance.  With the recent organizational change resulting in the creation of MIM, Real Estate is poised for accelerated growth to meet increased third party demand.   The MD, Head of Asset Management, role is an exciting opportunity to join a strong and stable platform at a transformational inflection point. 

 

Key Responsibilities:

Asset management performance

  • Oversee all aspects of  the asset management process across $25 billion of direct real estate property investments
  • Responsible for achieving annual operating income goals across the MetLife General Account, MetLife Core Property Fund, and institutional separate account relationships
  • Ensure appropriate communication and coordination of activity across all regional asset management directors and property type leads (e.g. hotels, retail, office, etc)
  • Partner with Portfolio Managers to develop, execute, and review quarterly performance of annual business plans for each property investment, including leasing, revenues, operating expenses and capital expenses
  • Oversee financial and non-financial reporting standards; team with IT on technology development
  • In conjunction with the acquisitions/ financing team, oversee property level sales and financings
  • Leverage significant operational expertise to drive income growth and value creation across all properties
  • Participate as a voting member of the Investment Committee

 

Resource management

  • Coordinate hiring and resource allocation with Regional Directors and senior MIM leadership across the asset management platform
  • Ensure key asset management challenges are addressed proactively, focusing resources as needed
  • Together with Regional Directors, act as primary input into the performance development process and annual performance ratings for regional asset management teams

 

Best practices, operational excellence, & thought leadership

  • Drive consistent and high quality operational standards; foster best practices in managing office buildings, apartments, retail properties, industrial distribution properties, and hotels
  • Establish and enforce policies for purchasing and operating expense management, including property maintenance, energy usage, taxes, etc
  • Benchmark operating performance against key market standards and business plans
  • Represent MetLife with key intermediaries, investors, competitors, and external partners as a thought leader in the industry
  • Ensure highest ethical standards in all of our dealings

 

Essential Business Experience and Technical Skills:

  • 15+ years institutional real estate investment experience, including successful track record overseeing asset management of office, apartment, retail, industrial, and hotel properties
  • Strong teambuilding and organizational skills; established success in leading diverse teams of both direct and indirect reports in a complex, matrixed environment
  • Strategic investment perspective, experience in executing core, core plus, value add, and development strategies, including property repositioning and ground up development
  • Deep hands-on understanding of commercial properties operations, income, expenses; experience in negotiating leases and service contracts
  • Demonstrated ability to partner effectively with institutional clients with diverse investment objectives
  • Excellent written and oral communication skills
  • Proven financial skills and marketing capabilities
  • Comfortable in a leadership role representing MetLife in the marketplace
  • Undergraduate degree required; MBA preferred
