COMMERCIAL REAL ESTATE PROPERTY MANAGER JOB DESCRIPTION

We are real estate professionals with a commitment to develop quality residential subdivisions, office buildings, shopping centers, and single tenant retail properties to high standards. We are looking for a self-motivated, confident and passionate real estate manager who strives to provide above and beyond services in every way. Must have commercial property management experience with retail shopping centers and office buildings.
Necessary Skills:
Proficient in current Microsoft Office programs with an emphasis on word processing skills
Excellent written communication skills (i.e. grammar, punctuation, spelling, style, etc.)
Excellent verbal communication skills (ability to speak in a clear and understandable manner)
Ability to independently perform research for specific projects
Ability to work with minimal supervision
Willingness to work as a team with other staff members
Strong leadership abilities allowing for effective supervision
Ability to independently set assignment priorities and deadlines
Ability to create, maintain and analyze reports
Demonstrated ability to adapt and handle multiple tasks
Must be detail oriented with a high degree of accuracy

Scope of Duties:
Principal responsibilities will include but not be limited to the following:
Establish rental rates by surveying local rental rates and calculating expenses and profit goals
Create marketing brochures and materials on computer using Adobe Acrobat and Microsoft Publisher
Develop and maintain Internet portal such as the company website and real estate listing services such as Loopnet and Costar
Perform market studies, research of demographics, traffic counts and other analysis on websites such as Costar and Metroplan
Attract tenants by advertising vacancies to brokers and other interested parties, obtaining referrals from current tenants, explaining location advantages and services and showing lease spaces to tenant prospects
Draft Letters of Intent to present to prospective tenants using Microsoft Word
Exhibit a thorough understanding of lease documents
Perform financial analysis of proposed lease terms suing Microsoft Excel
Negotiate lease terms with tenants and prospective tenants
Perform credit checks and financial statement analysis of prospective tenants
Exhibit a basic understanding of construction methods and procedures
Create construction specifications for tenant build-outs and commercial renovations, with the assistance of engineers and architects when needed
Work with contractors individually or with general contractors getting bids and overseeing work on tenant build-outs, remodels and other construction
Work with governmental bodies to secure permits or zoning variances
Advise upper management and ownership of significant property operating events or issues
Create and manage all operating and capital expense budgets including performing annual operating expense reconciliations
Assist other team members with CAM reconciliation process and review individual tenant CAM reconciliation letters for accuracy
Oversee and manage capital expense projects and adherence to budget parameters for each project
Ensure that all building and property alterations are performed in accordance with building standards, local code requirements, contracts, ADA compliance and environmental regulations
Oversee and direct the initiation and/or renewal of service contracts; including the procurement of bids, negotiations, and supervision of the scope of all vendor service contracts. Keep ongoing contracts up to date.
Approve billing invoices for payment in a timely manner
Assist with capital improvement projects as assigned.
Build tenant loyalty through effective communication, quick response and follow through, as well as excellent customer service.
Maintain properties by investigating and resolving tenant complaints, regularly inspecting and planning and completing repairs
Oversee and ensure vendor compliance and quality of work
Ensure property rules and regulations are honored by all tenants (including assisting in the management of Certificates of Insurance)
Ensure the highest possible standards of building/property maintenance and appearance by conduction of regular property inspections and regular scheduled meetings with management staff
Actively monitor after hours emergencies 24/7 and participate in the coordination of necessary response, as needed
Attend yearly continuing education classes as required to maintain a real estate license
Participate in industry related associations and networking groups

Required experience:
Commercial Property Leasing and Management – 5 years
Required license or certification:
Must be a licensed real estate sales agent or broker
CPM designation desirable
Must have a valid drivers’ license and a clean driving record
