Duties: Under the general supervision of the Deputy Director, the Leasing Manager (LM) is responsible for the management of all activities related to the acquisition of leased space for the benefit of the State of Georgia and its related agencies and for negotiating and renegotiating approximately 2,000 statewide leasing contracts. 

 

Minimum Qualifications (Agency Specific): Bachelor’s degree in a related area from an accredited college or university AND Eight years of related experience OR Ten years of related experience.  Supervisory/management experience required. Must have a valid Georgia driver’s license and meet the agency’s requirements to be an authorized driver.

Preferred Qualifications (Agency Specific): Preference will be given to applicants who, in addition to meeting the Minimum Qualifications, possess the following:

  • Experience with real property practices in the state of Georgia and the State’s new lease administration system (ProLease).
  • Experience with lease negotiations policies, practices, or leasing contract procedures, space management practices, or market analysis for real property.

 

Essential Activities and Objectives: The LM is required to have an extensive in-depth knowledge of: real estate industry common practices and contract procedures; market analysis; planning principles for various types of highly complex real property deals and projects; tenant/landlord relationships; lease negotiations; leasing contract procedures (including preparation, review and execution of leases and amendments to leases); and space management practices.

The LM develops and implements Request(s) for Proposals (RFP) and otherwise solicits for leased space, which involves the review, selection, and negotiation of offers on behalf of the State Properties Commission and occupying state agencies. 

The LM leads a group of professionals and interacts with state agency staff and coordinators, landlords, brokers and governmental officials to achieve collective portfolio level goals. 

 

Competencies: Knowledge of state laws that regulate many aspects of tenant/landlord relationships. Customer service focus with excellent written and verbal communication skills. Ability to work independently to manage multiple leases and locations while meeting strict deadlines in a fast paced environment. Strong problem solving skills are essential and attention to detail with ability to work quickly with changing priorities. Must be a team player with initiative and flexibility. Proficient in the use of Microsoft Office. 

 

Working Conditions:  The work is usually performed in an office environment.  Travel for this position is 5% - 15%.  

Hiring Salary Range : $75,000.00 - $85,000.00
