The VP - Asset Management will be based in Costa Mesa, CA and will be a key member of the industrial portfolio’s asset management team responsible for influencing, advancing and executing on the platform’s strategic plan, objectives and initiatives.
As the VP - Asset Management, one is held accountable to, however not limited to, the following job functions:
- Lead efforts to successfully implement the business plan for each asset. These activities may include:
- Analyze and negotiate leases and other revenue agreements either directly or overseeing third party property managers and leasing brokers
- Negotiate maintenance and other contracts related to the operation of the assets
- Develop and approve annual and quarterly budgets as required
- Review, approve and provide oversight on capital projects
- Transition of assets into and out of the portfolio including supporting acquisitions, completed developments, and dispositions
- Monitor tenant satisfaction and ensure that the real estate is meeting the business needs for each tenant and their employees
- Monitor overall portfolio performance including: NOI, cash flow, asset values and progress towards achieving asset strategies
- Build strong broker relationships in assigned markets to identify trends, track tenant activity and maintain high occupancy
- Ensure that the senior management team is aware of significant market-level issues and opportunities that will materially impact the business
- Proactively establish and maintain visibility and relationships among key industry players. This includes establishing a network with peers, competitors and vendors
- Thoroughly understand the dynamics of the portfolio, including market characteristics, supply/demand trends and participants
- Support in the vetting, underwriting, due diligence investigation and onboarding of new portfolio acquisitions
- Regularly present to and interact with senior management on the status of the portfolio and the industrial markets generally
- Interact with joint venture partners
- Develop and implement best practices as needed
REQUIRED QUALIFICATIONS:
- 4+ years of real estate asset and portfolio management with experience in industrial, office or retail real estate
- Experience working with joint venture partners
- Ability to think and act strategically with experience analyzing leasing and investment decisions
- Strong negotiation, analytical and interpersonal skills are essential. Ability to be self-motivated with the ability to work independently
- Background in reviewing, analyzing and sensitizing financial reports and communicating results
- Experience evaluating competitive market information
- Extensive knowledge of Argus software (primarily Argus Enterprise) and pro forma reporting
- Consensus builder possessing the ability to work in a team environment managing projects and influence other investment professionals
- Must have true entrepreneurial spirit, and desire to excel
- Strong interest in mentoring younger professionals
- Strong attention to detail and experience producing reports for external clients or senior management
