Description


Responsible for the leasing of all offices in the Medical Office Buildings (MOBs), Health Centers and third party locations associated with their respective campuses. Maintains close working relationships with Property Manager and tenants responding expediently to tenants requests and needs. ESSENTIAL ACCOUNTABIITIES:
  • Responsible for the leasing of office space in the buildings associated with their respective campus. Includes but is not limited to showing available space to prospective tenants, negotiating lease terms with new and renewing tenants, preparing all lease documentation per approved standard templates, working with in-house counsel as well as tenant counsel on all lease discussions and ensuring all files and data systems are accurate and up to date.
  • Understand and initiate all tenant improvements that new and renewing tenants plan to make to their suites. Work closely with Project Manager and Property Manager to ensure improvement process is handled according to the lease. Prepare necessary tenant allowance reimbursement paperwork for approval and processing of payment.
  • Regularly tour MOB properties with Property Manager and Director for building inspections. Understand all capital projects and impact on tenants, patients and visitors and how projects are being communicated to tenants.
  • Prepare revenue budgets based on building occupancy assumptions for annual operating budgets. Participate in the development of capital budgets, including but not limited to projections on the renovations and fit-out of spaces per current and new leases.
  • Review all Common Area Maintenance (CAM) charges and Real Estate Tax charges for respective buildings; be prepared to meet with individual tenants to explain costs.
  • Create and maintain project reports as needed (e.g. MOB space utilization, project operating expenses, lease pipeline, rent variance reports, validate rent rolls, lease update spreadsheets.
  • Keep informed on space availability within the market, market rates, and rental concessions. Participate in annual discussion and establishment of market lease rates for all Medical Office Buildings.
  • Prepare for and conduct monthly update meeting for the Senior Operating Teams at the respective Hospitals regarding space planning for the MOBs. Attend monthly Hospital Leadership Meetings and other Health System meetings as necessary. Maintain effective working relationship with Senior Operating Team to ensure tenant occupancy plans are in line with overall hospital and system strategic initiatives.
  • Assist the Director of Real Estate Operations and System Director for Real Estate as needed in the implementation of real estate initiatives to meet strategic planning objectives.

QUALIFICATIONS: Education: Bachelor s degree or advanced degree in finance, real estate or accounting Licensures & Certifications: Certified Property Manager (CPM) or Real Property Administrator (RPA) certification is recommended but not required. Experience:
  • 5-10 years real estate experience with focus in management, operations, leasing or property management
  • Complete understanding of common area maintenance charges and reconciliation process as well as enforcing all lease terms.
  • Knowledge of medical office building operations.
  • Understanding of medical practice operations.
  • Proven ability in the following areas: strategic thinking, problem solving, decision-making, negotiating and relationship management.
  • Strong interpersonal, verbal and written communication skills.
  • Ability to work independently.
