COMMERCIAL PROPERTY MANAGER DUTIES:

 

The Property Manager position over-sees and assists in the management of commercial real estate in accordance with the Management Agreements. The Property Manager is involved in all aspects of day-to-day operations of the property, including accounting / CAM budgets, tenant relations, maintenance and repairs, security, janitorial services, landscaping, etc. The Property Manager handles tenant complaints and service requests, and must be familiar with the terms of tenant leases along with preparing annual budgets, reporting and financial performance of the property.

 

SKILLS, KNOWLEDGE, PERSONAL and CHARACTERISTICS:

 

  • 5+ years Commercial Property Management experience
  • Exceptional communications and organizational skills
  • Detail oriented, self-motivated and self-directed
  • Customer service experience and ability to work under pressure
  • Ability to take direction and function as part of a team

SPECIFIC DUTIES:

 

  • Provide excellent tenant service; respond to tenants timely and in courteous manner; ensure 24 hour emergency coverage for property
  • Conduct 2-3 sites visits weekly; ensure tenants know you and you are attentive to their needs.
  • Schedule monthly / quarterly vendor site inspections to ensure they are performing all duties within their contract; make vendor changes as needed.
  • Maintain property lease files and responsible for all Lease administration; accurately abstract all Leases and maintain project binder
  • Prepare and maintain new tenant “introduction package” (i.e. intro letter, emergency contacts, insurance requirements, rent payment and maintenance request procedures).
  • Prepare annual CAM budgets, maintain services within the budget and prepare quarterly budget to actual to ensure compliance; prepare CAM reconciliations per the lease requirements
  • Review/approve all vendor invoices; ready meters and bill-back tenants as needed.
  • Oversee 3rd party marketing vendor and project marketing program including social media platforms.  Support all special on-site events and curate one-of-a kind events as needed.
  • Accounts payable processing

OTHER REQUIREMENTS:

 

  • Full-time salary position; Full medical benefits offered
  • Bachelor’s Degree from four-year College or University or equivalent work experience
  • Strong working knowledge of MS Word, Excel and Yardi
  • Effectively prioritize and multi-task
  • Excellent people skills
  • Dependable & flexible as well as possessing the ability to maintain a high level of confidentiality
  • Proactive, initiate follow-through
